"Happy we sold"
I wish we had conducted proper research before buying into the “community” narrative they sell. The suburb is surrounded by less desirable areas in Ipswich, making Brookwater a target for burglars. Our property was broken into twice in the three years we lived there.
Additionally, there is no access to good public schools. If you are a family with children of school age and you do not plan on spending $30,000 annually for private education at the only reputable school in the area, Ipswich Grammar, then you face a significant challenge. The public school available in the catchment area has a poor reputation, and your children could potentially face bullying, like ours did.
Furthermore, the Ipswich council charges high council rates, and homeowners are also subjected to community fees imposed by the developer for the upkeep of the area. We sold a smaller property in Brisbane city to pursue the dream of a newer, larger home, but it turned out to be not worth it. We have since sold our Brookwater property and will buy back in Brisbane city.
Not to mention, the traffic from Brookwater to Brisbane City on a weekday is notoriously bad. A 34km drive via highway that would only take about 45 minutes on the weekend can take nearly 2 hours each way during the week. And If you choose to commute to Brisbane City by train, you also face the risk of encountering verbal abuse or other issues from the numerous teenage delinquents who linger on the trains or at the train station- Springfield Central
