As of 22Dec2021, Realestate Dot Com Investment page is telling the Median Price of House : $459K 3BR Unit $270K.
However the rent is only House $370/w and Unit$345/w.
It means, if you buy the investment property in Browns Plains today with mortgage, you may suffer for the repayment due to the area's negative gearings.
However, the positive gearing area is becoming to limited into Woodridge, Logan Central, Kingston etc...
If you are looking for the popular towns, you may still pick the one in Browns Plains.
