Bull Creek vs. Willeton

Looking to purchase a house - either in Bull Creek (Leeming HSZ) or Willeton (Willeton HSZ) at around the same price range. Wondering which area is more valuable? I always hear BC is higher priced, but does the same apply to Leeming HS catchment (rather than Willeton)?

I grew up in Bullcreek and lived in Leeming too. Bullcreek was developed in the early-mid 70s and you still have a lot of houses with that 70s style. Willetton has a very high Asian population which you might enjoy if you're from that region and looking to fit in and feel comfortable.

It also depends on whether you care about schools. All three areas are very strict about out-of-area enrolments, in that they are all overloaded and don't have the capacity to offer it. So look closely at school boundaries because there is little to no chance of getting in if you're not living within your preferred school's boundaries.

Leeming went up in the mid-late 80s so houses are a little less dated than Bullcreek. But it doesn't have much in the way of shopping. I always end up at Bullcreek or Southlands.

All in all you will find all three are safe, quiet areas and offer excellent public transport and freeway access.

Hi, well as much as Willeton is improving as a buy in area (median price is lower entry than Bull Creek). To clarify parts of bullcreek fall Into Rossmoyne HSZ and Willeton HSZ and parts of Leeming ( to leader extent). I think best part of willeton location wise is inside Vahland Ave heading towards karel ave. The school zones in most Bull creek also includes popular oberthur primary. It aleayscdepends on house n land size but if you can get close to Brockman park and inside Bull creek in RSHZ... it will appreciate always with buyers always looking to get into these high demand properties. Willeton has a lovely littke pocket around Rhonda Ct (Willeton and RHSZ )just off Karel ave ( and surround streets).. Is great buy too!
