Is this area on the up?

We're looking at buying our first home, and prices in Chelsea aren't too bad. I wouldn't live on the back side closer to Wells Rd, but closer to the trainline could be good.

Is it a dodgy area? I know the proximity to Seaford is less than desirable, but with Edithvale becoming quite an expensive area, surely Chelsea can't be far off.

Well it has its own Safeway with decent carparking, train station, library, police station, post office, newsagent, bus route, park with playground, skatepark, bike tracks and beach and has at least 10 cafes/restaurants to choose from.
No more dodgy than any other surrounding area. You'll get your usual variety of types at the Chelsea Hotel as you do anywhere else.
Seaford is a 10min drive/train trip away, it's not exactly next door. Is Patterson Lakes classed as a dodgy area?
