I suppose it depends on the relative price of your home. Is it low end, mid range or top end?

Well it's not 2007 and not even 2010, so not a great market for sellers. Since it's Chermside there is likely a lot of comparable data (especially if it's one of the highrises), ask a few different agents for a CMA report (Comparative Market Analysis) and start your research that way.
