Looking at buying in Carey Park

Hi there, are there any particular streets or areas you would avoid in Carey Park? I'm originally from Busselton but have been living in Perth for a number of years now. Am looking at the possibility of buying a cute cottage in Carey Park. I know that it has a bad rep, but have heard it's in the up. Would love some local advice about particular areas or streets to avoid! Thanks so much.
