Is Duncraig suitable for us?

My wife and I are coming to Perth for one year in January (We are British, but currently live on a Greek Island). She will be working in the CBD. We have a small dog. We require the following;
Access to parks/beach, away from major hiways (to walk the dog)
Access to cafes/bars (we like a beer)
Within 45 mins access by public transport.(Easy access for the wife to work)
We are looking to rent 2/3 bed house with a budget up to A$3k per month
Is Duncraig suitable?

I have lived in Duncraig for many years, started as a newly married couple and now have teenage children that attend a very good private school in the same suburb. I have moved within the suburb and actually pulled an old home down and re-built which was a very expensive changeover but well worth it to stay here. This suburb is very close to the Hillary Marina which is a major tourist attraction in Perth and that is where you can get your beer and choose from many cafes and restaurants, there are also three large shopping centres close by and several small shops within the suburb. This and the beach are only minutes away and also easily accessible by public transport. There is a local pub in each suburb which seem to be quite good ones.

There are many parks in Duncraig and many good pedestrian pathways and small laneways that provide easy access to the many different streets and parks. I believe your little dog will be very happy to take you for walks here!

There is Greenwood train station which is level with Duncraig and for those living in Northern Duncraig it is often an easy walk or a quick bus ride and there is also parking provided obviously at the train station. I would guess that the train would take approximately 20-25 minutes to reach the city.

I live in North Duncraig which is not quite as expensive to buy in and the rents would be lower in this area and you find your older homes in this area although some blocks are starting to be subdivided and many homes have been knocked down and re-built so the suburb is constantly changing for the better. On the whole people are mostly house proud. Crime (home break ins) unfortunately are present as in any suburb in Perth but I would guess this is at the lower end of the spectrum for Duncraig. People on the whole in this suburb seem to be very friendly and approachable but most definitely not in your face and there is a mix of young to old. You will mostly find 3 or 4+ bedrooms available in Duncraig and the prices obviously vary according to the age of the home and which part of Duncraig you live in. The local real estates could guide you better with the prices as I am not so familiar with rental prices but it appears from a quick look at the rentals available the minimum you might expect to pay is $450. Other alternatives worth looking at that may be a touch cheaper to rent in would be Greenwood or Kingsley, Kingsley in particular is a nice suburb.
