Where to buy in Elizabeth

Hi, I am an interstate wannabe investor. The only place I could afford to invest is in Elizabeth area. I have heard a lot about it and considering my dire financial status I can live with the risks. It seems the rent might be descent for the purchase price. I am hoping to buy house with a bit of future growth potential...
But, I see there are many mini suburbs in Elizabeth. Downs, Valley, Park etc... Which area is you think best out of all Elizabeth XXXs? Thank you
