I would avoid anything within the area bounded by Grafton Street to the north, Mackenzie Street to the south, Hunter Street to the east, and Dumeresq Street to the west. I have heard larger brick heritage dwellings do well as rentals for newly arrived retirees. Also a number of rural cul de sac estates that have popped up almost like tiny seperate hamlets in various locations a few km from town. Good luck with your plans.
