What's around Fleming Road

House description

“Under Contract - Great location and Ready for a Renovation”

Look past the current décor and see the enormous potential. Situated on a 607sqm block in a LMR2 Zone (2 or 3 story mix) this property is an interesting option for someone wanting to renovate to make it a large home on a large block, or a developer looking to try and remove the house (subject to council approval of course - see our notes below) and redevelop the site (or just redevelop the back of the site and leave the house in the front).

The house was put on the site after 1946 but is built in a character style. The current owner is only the second owner of the property and has happily lived there since August 1963 (which explains the current décor) but now it's time for a new owner to put their mark on the home.

Currently this Property Features:
- A well-proportioned, relatively flat 607sqm block with plenty of space for increasing the size of the house and adding a pool or potentially adding some townhouses to the back (all subject to council approval).
- At the entry you walk into a lovely front sunroom which makes a great extra living space.
- It has a spacious lounge room and an eat-in kitchen leading through to the backyard.
- Three good sized bedrooms with two leading out to the front sunroom through beautiful French doors.
- A large bathroom complete with a shower over bath.
- The home includes many original features such as VJ timber walls and ceiling, original timber floorboards (that have been covered with vinyl since the 60's), great French doors and plenty of charm.
- Underneath the house is the laundry an extra toilet and shower area.
- The current home offers a great starting point for any changes, extensions, additions.

The opportunity that this property offers to its new owners is it's real plus. Extend the property out the back to make more internal space and a large private back deck, or raise the home and make downstairs your living space with 4 or more bedrooms upstairs. There is also room for a pool in the backyard if that takes your fancy. Whatever you decide to do, you can do it with the comfort of buying in a premium suburb that will remain popular with buyers.

If you are a developer we recommend looking into other the potential the site holds, talk with council about adding townhouses to the back or even potentially removing the house (given it wasn't on site prior to 1946 this might be a possibility but you'll need to check with your town planner).

The Location:

Herston is incredibly popular with families and young couples looking to get into the inner city market and most of the properties have undergone fantastic renovations over the past few years.

It is a small Inner City suburb with a population of about 1,800 residents. It is dominated by the Royal Brisbane and Women's Hospital. The hospital campus is also shared by the Queensland Institute of Medical Research.

The suburb is also well known for the Victoria Park Golf Complex, a favourite amongst Brisbane golfers (and mini-golfers too!) and a beautiful complex for weddings and events. It is the always the home of a major Bus way making transport anyway is Brisbane for Herston super easy.

Herston is mostly a residential suburb; many of Herston's residents are employed by the hospital, the nearby at the Queensland University of Technology in Kelvin Grove or make the short 3km trip to the CBD. There is also a significant student population that studies at the university.

The nearby Kelvin Grove Urban Village offers great shopping including many Restaurants and Cafes, a local Supermarket, Butcher, Chemist and with many other great amenities and services such as banking with the local BOQ, Dentists, Doctors, and a fantastic Gym. Every Saturday the Village holds a Farmers market from 6am-1pm. You are also only moments away from the Newmarket shops. Also, you can make great use of the Northey Street Organic farmers markets every Sunday - arguably Brisbane's best markets.
