Cottage
The home is a three bedroom clad cottage circa 1930 with an iron roof. Features include a new bathroom and twelve foot ceilings. There is a verandah at the front, a separate lounge room and a large family room/ enclosed verandah at the back. The kitchen has a Chef electric stove and there is a two car garage. While it is certainly quite habitable as it stands, with a little work it could become a comfortable home.
Water is supplied by two 22,500 litre Poly rainwater tanks. One catches from the shed, and an electric pump sends the water up to the second tank at the top of the hill which catches off the woolshed. The water then gravity feeds to the house. A syphon on the spring-fed dam provides garden water.

Working Improvements
There is a fully functional four stand timber framed woolshed with power. Two stands are equipped with electric overhead gear, there is an electric grinder and a loading ramp from the shed. Adjacent to the shed is a substantial set of steel W-Strap sheepyards. They are of bugle design, and feature a drafting race and a long drenching race.
There is a substantial hayshed, 15 metres by 10 metres, with three sides enclosed. There are also three cone-bottom silos, one of which is quite new and 1,500 bushels (approximately 23 tonnes of oats).

Country
The property is all undulating to gently undulating cleared farming and grazing country, with ample shade and shelter trees. It is subdivided into seven paddocks, the fencing all seven line hinged joint in good to new condition. There are dams in every paddock, with one dam spring fed.
