Lot 1, the Western title, is 19.38 hectares, nearly half of which is open pasture and native grasses. It has an irregular shape as it surrounds the rectangular Colebrook Water Supply Reservoir title. It has a predominantly easterly aspect with a creek running through from the west to the reservoir title.

Lot 3 is 14.27 hectares of mostly cleared land with a few large trees. It has moderate to steep slope and both lots have loam soils, improved in recent years. There is a small corrugated iron shed at the south-east corner.
