What's around Mudgee

Rural Property description

“328 Burrundulla Road Mudgee”

The Redbank home is a modern rendered country home with an iron roof constructed in 1999. The large lounge/dining room features a working open fireplace, and floor to ceiling windows and glass doors opening on to the gardens on three sides. There is a country style kitchen with tile floor and acrylic bench tops, with Smeg gas double oven and cooktop, and AEG dishwasher. The master bedroom has ensuite bathroom, built-in robe and French doors opening on to the patio. There are three more double bedrooms, and a main three way bathroom. All weather comfort is provided by ducted Daekin room controlled reverse cycle air conditioning, and all bedrooms have ceiling fans. There is a paved patio with a pergola that looks out over the gardens to the dam, and is shaded by an ornamental grapevine.

There is an extensive, park-like garden designed by well-known Hunter Valley landscape architect Gay Stanton. It includes a mix of native and exotic trees and plants over a hectare of lush lawns. Features include the old original farm dairy, dating back to the 1800's, that has been turned into a spectacular outdoor eating pavilion, while the old milk separator room now contains a coolroom. All this runs down to a dam, complete with island and water lillies.

The farm consists of 25.22 hectares, or 62 acres of level highly fertile red volcanic loams. This has been subdivided into six paddocks, two of which are fenced with timber horse rails. Excluding the area under cherries, the entire farm has been sown to Oates.
There are 3 hectares, or approximately 7.5 acres, sown to Cherries. The orchard was established in 2010, and consists of Simone and Earlise varieties. The orchard is watered by a drip system from the main irrigation system.
The property comes with a 40 mega-litre irrigation license, which is supplied from a 30 metre deep bore. This is equipped with an 11 KVA submersible electric pump, and has been tested to deliver 6,500 gallons per hour. The entire property is then laid out to irrigation mains, and this supplies the cherry orchard and delivers to concrete stock water troughs in every paddock. There is a second bore with a three phase pump that pumps to a 20,000 gallon tank that waters the garden. Additional water is supplied by a 10,000 gallon rainwater tank for the house, and two dams.
