Transport to CBD, Cheap Flats, Coffee and Crime

Hi folks, I'm fairly new to Melbourne currently renting a sub$400 flat in Hawthorn but don't like the density and busyness of the area. Ivanhoe looks lovely, with the river and parks, and I can get a similar size flat for cheaper. But not knowing the area I have a bunch of questions I hope you can help with!

Can you get to Parliament station within 15 mins on a weekday morning?
There's lots of cheaper flats for lease, do these attract fiscally aware young professionals or undesirables?
Living close to train stations is often risky anywhere. What's the environment like around the stations in the area? Dodgy? Safe for a single woman?
Where will I find the best coffee?!
Someone mentioned the area is a target for crime. Can anyone elaborate on how bad it is?

I live here in Ivanhoe its absolutely beautiful.
Close to everything trains buses and. fantastic little shopping strip.
To die for big wide streets trees and lots of parks n great little place on the river for a picnic or to lay back and read a book.
Safety
Great units around yes loads cheaper maybe some not all renovated.
And ideal if you have a car as most places have OSP.

My partner used to live in Ivanhoe and it is such a nice area just a little too expensive to buy in unfortunately.
From what i remember it was closer to a 30 minute trip into the city from Ivanhoe Station.
