Currently there is one listed on the 2nd floor and it has been on the market for about 100 days and it is listed at $348,000. There is one that sold on the 3rd floor in October for $345,000. Being on the fifth floor should net you a little more especially if you have a good orientation or a view.

Hello Milles12, There has been a price bump in Little Italy in the last six months. The main reason is due to the lack of inventory. Perhaps the buyer did not do their homework, or perhaps they needed to buy a place ASAP and that was their only option. The best thing to do in this market with no inventory is to price the home competitively and let the multiple offers push the price up. Then you will no you got the most the market is willing to pay at this time. I'm here to help if you need it.
I was aware of these 2 units but one Realtor I spoke with felt the Oct sale was over priced and that the buyer didn't do their homework. They felt the current listing was an attempt by the new seller to repeat the success of the Oct seller. This left me unsure of whether $340k to $350 k is a realistic price. We are on the top floor and adjoin an office bldg and not another condo so the unit is quieter than most but the views are downtown offices with no water view.
