Best area to buy in Mandurah with young kids & where to avoid

Hi, we are looking at moving to Mandurah but have been told it can be dodgy Im guessing like everywhere there is good areas and not so good areas. Looking for recommendations on which would be best area to buy with having young kids and if there is any areas we should stay clear of. Thanks in advance
