What is the best affordable, multicultural suburb with best primary schools in melbourne?

Melbourne, VIC 3004 is located within the Melbourne local government area, part of the Melbourne (Greater) Region in Victoria.

I am renting in Malvern but want to buy own house. South east is too expensive for me. Lots of people have suggested to avoid West. Not sure about North but can't find any descent affordable suburb within 25 km of city.
