The region boasts a plethora of reputable public and private schools, rendering it a perfect choice for families. Beyond its strong sense of community, the suburb conveniently neighbours the Tea Tree Plaza O-bahn system, ensuring a seamless daily commute to and from Adelaide CBD. This locale is not only ideal but also truly synonymous with convenience.

Looking for a home in Modbury?

"A great place to live...especially for young professionals and families"

So close to everything!
Established trees, glorious gardens, quiet and peaceful, great capital growth area. Blue chip location.
Safe and friendly. Only 10 minutes to tea tree plaza. Easy 15 min access to CBD through O'Bahn.

"Affordable, convenient and peaceful, Modbury is a hidden gem!"

I was looking for a place to buy and I didn't know much about the suburbs in Adelaide as I was from interstate. My budget was under $275k and there were many choices to choose from including established units closer to the CBD or even building a new house in the northern suburbs like Blakes Crossing. But after doing some research, I decided to settle with a unit on Crozier Ave in Modbury and couldn't be happier. The main attractions at the time of purchase were affordability, access to Westfield Shopping Centre, the OBahn and the hospital for my elders.
A thing that worried me at the time was the neighbourhood, you can google and visit the place as much as you want, but you only really find out what it's like when you move in. I was so pleased to discover that the neighbours were very friendly and the place was amazingly peaceful to the point where I can enjoy the birds chirping away in our common native gardens, it really is wonderful.
Other things I appreciated whilst living here is the good sized library, the GP Plus Super Clinic which takes bookings and is bulk billed, a well maintained civic park with free movies courtesy of the council, the council also has a free community bus for elders which is great, Anytime Fitness down the road, a buffet restaurant as well as the 24hr fast food outlets for that midnight craving.
Hope this review will help others also looking for a suburb to live in, I know I was reading lots of reviews when deciding and I'm very glad I chose Modbury.

Not great for

  • Lacking an identity i.e. beach suburbs are trendy, hill suburbs are charming, I think the Council needs to work on creating some identify for Modbury in the future - maybe the city with everything
  • Nightlife - head into Adelaide CBD for that

"Modbury Is Great, But Tea Tree Plaza.... Hmmm...."

Modbury is great. Its a great location with great shops.
With great shops, Tea Tree Plaza is full of hoons!!! One day, I went to TTP (Tea Tree Plaza) then I noticed there were skid marks everywhere!! I would not like to be here at night!

Great for

  • Civic Park fantastic play ground and bbq spot
  • Minutes walk to TTP Westfield shopping centre
  • So close to public transport very regular including Obahn

Not great for

  • Tea Tree Plaza is full of hoons on a Friday and Saturday night!!

I don't know about the Hoons Though but it's a great shopping mall with everything you need.Yes I have been to Singapore and they have these kinds of shopping facilities on a bigger and grander scale but there's something about the Plaza that draws me there whether it be an escapism from the stuffiness of the Eastern Suburbs or needing a change.

Yeah. I LOVE TTP, but I'm just saying that there are skidmarks there, towards the back of the car park. I'm not saying anything about Tea Tree Plaza, just the hoons...

Rentals in Modbury

"Modbury - great location so close to everything"

5 minutes to Westfield Shopping centre
fantastic pulic transport available including the famous Obahn bus system

Great for

  • Civic Park fantastic play ground and bbq spot
  • Minutes walk to TTP Westfield shopping centre
  • So close to public transport very regular including Obahn

Not great for

  • There has not been as much growth in some residential streets over the last two years but this has been across most of Adelaide in my opinion in the Residential property market

Pretty Handy to most things Modbury.I suppose if you want something better than Northern Suburbs but can't quite afford Payneham or St Peters It does alright in that area and as for the shopping mall It's useful I have been to Singapore and know they have similar things there but unlike in that part of the world they don't put them all within a few hundred yards of one another looking much the same.

"An affordable suburb with many convinces at your fingertips"

We lived in Modbury one street behind Wright Road for 8 years. Our neighbourhood was very quiet and we had terrific neighbours.

We were within walking distance of Clovercrest shopping centre which was upgraded in our time at Modbury and now boasts a great supermarket, doctor's surgery, chemist, cafe, post office and Spotlight.

Regular bus services run along Wright Rd, but when I needed to go to the city, I used to drive to Tea Tree Plaza and catch the Oban in.

I noticed over the years at Modbury that generally speaking people live there on average for 5-10 years. Of course there are exceptions to the rule, but I would approximate just over half the houses in our street were sold in our time in Modbury. However the new residents were just as tidy and quiet as their predecessors.

"Modbury - we love it!"

I have lived in the suburb of Modbury since 2002 and would never live anywhere other than around here now! Spacious blocks, close to everything you could possibly want, and yet not in the middle of it, great if you have a family to bring up or are starting a family, or alternatively are wanting to retire here. No more than 20 odd mins by taxi or obahn to the CBD either. My hubby and I love this area, we'll never move over to the other side of town again!

"A comfortable suburb with lots to offer just 25 minutes from the CBD"

Situated about 25 minutes to the northeast of Adelaide, Modbury is a large suburb offering inexpensive living with lots of facilities.

The CBD can be accessed easily by frequent trains and buses, although traffic can be slow in peak hours.

Tea Tree Plaza is a huge Westfield Shopping Mall, offering a range of shops, fast food restaurants and cinemas.

It is good and low cost spot to raise a family. Many of the homes are well maintained, with neat gardens in subdivision style living.

The suburb has a number of schools, a large hospital, doctors’ surgeries, and many other facilities. There are also a number of fast food restaurants, cafes and pubs.

It is an inexpensive spot for students to be based, with an easy commute to the CBD for uni. Just beware that a taxi ride home late at night can pricey!

The Shopping Mall is one of the better ones out there.I live in Payneham but sometimes go up each week to TTP for most things that I can't find in one of my local malls and to get away from the stuck up and stuffiness that exists in the eastern suburbs.
