Why is Montmorency rated significantly higher than Eltham?

Templestowe (and Lower)
Buleen
Lower Plenty
Montmorency
Eltham

Among these suburbs which will be your preference for families with kids?
I like open spaces, larger blocks of land, clean green leafy suburbs. Currently renting in Templestowe Lower.
Second priority would be to good schools.
Third important would be public transport access.

Eltham has always been regarded as a more beautiful Suburb , it certainly is more expensive to buy there and has beautiful tree lined streets , parkways , walking tracks and bicycle tracks. The schools are amazing in Eltham and the activity’s and shopping streets coffee shops etc are FULL of character. I have lived in these northern suburbs for 40 years and have often heard people desire to live in Eltham, and when they couldn’t afford Eltham choose Mont morency Briar Hill and Greensbourough. Eltham has got bigger blocks and will stay that way due to their protection. Eltham has so much character in homes and even is where the old Artists Colony was set up. Check out Montsalvat. The two areas are Chalk and Cheese. Those from Montmorency only wish that they had the same desirability factor as Eltham. It’s always been this way.
