Cockburn Cement effects?

Munster, WA 6166 is located within the Cockburn local government area, part of the Perth (Greater) Region in Western Australia.

I've put an offer on a block in the new Lake Coogee Gardens Estate (south-west corner, at cnr Korcula and Grizen Streets) and a friend has just told me that there are ongoing issues with fallout and odour from the Cockburn Cement factory around the area.
Can anyone (who has been living there for a while) comment on whether this part of Munster is affected by the fallout and odour?
