"Perfect for those who are looking for a house."

New Lambton is an amazing village in Newcastle. I have lived here for 10 year's. My experience has only been great. Friendly Neighborhood, Great Parks and nice people.

Ideal for all age groups with a village feel, very close to all facilities and infrastructure such as Newcastle University, the John Hunter Hospital, and Westfields Kotara shopping centre. Access to many good café’s and shops with 3 x village hubs in Regent Street, Orchardtown Road and Elder Street in Lambton. Large selection of good schools, access to bus routes, 17 x parks such as Lambton Park and the very popular Blackbutt & Richley Reserves. All within only 6km of Newcastle's famous beaches.

"Great leafy central location with good school, shops and public transport"

New Lambton is the perfect village, very close to all facilities and infrastructure without being too close. Easy access to shops, schools, public transport (train and buses), parks, cafes, restaurants, Blackbutt Reserve, pubs and Wests New Lambton. Great renovated boutique supermarket IGA Ritchies. Two shopping villages (New Lambton and Blackbutt villages). Close to John Hunter Hospital. All within a stones throw of Newcastle's fabulous beaches and eat streets!

After living in New Lambton for just under a year now I can't imagine living anywhere else. A really quiet suburb in a good central location. Excellent choice for a couples wanting to start a family

"Perfectly pleasant."

Good for young families, retirees, singles and professionals. Close to everything: good schools, uni, parks, small country style shops (big shops is not a far drive), hospitals, accessible public transport (close to station & good bus service), and only a few Km's to the beaches (fresh air) and country routes (therapeutic).

"Family area"

A good place to raise your family with great schools, good access to shops, shopping centres and local ammenities such as a wonderful pool and beautiful parks. Generally, a friendly atmosphere without people being too nosey!

"Living In New Lambton and Loving It"

Living in New Lambton for over 10 years has given me a great understanding as to why New Lambton is so highly desirable to buyers. If your are seeking a family friendly neighbourhood that's literally minutes from everything including New Lambton's jewel in the crown,Blackbutt Reserve than New Lambton should be given genuine consideration. A relaxed environment with great schools,eateries, cafes and watering holes.

P.S Did I mention the great cakes and coffee at The Euro.

"Perfect position"

This suburb would have to be one of Newcastle's most central and covenient suburbs. It boasts some of the best parks ( and there are a lot of them)in the area for all those walkers and doggie lovers. Haveing access to all you need is also a major advantage of living within New Lambton having all major banks and most building societies within the shopping area as well as a library, supermarket, a choice Dr surgeries, Dentists, physio's, resturants, cafes, pubs and clubs and the list goes on. Oh did i forget to mention access to both well regarded Public and Private schools! Yes these are all available without having to leave your very own suburb. All this with only a couple of minutes drive or a pleasent walk to one of Newcastles major shopping centres and only 10 minutes drive to the city or it's beaches. Another draw card to this suburb is the Black Butt Reserve which has picinic facilities, walking tracks, wildlife and many things that the children would love to see and do. So why wait come and live here and you too can enjoy all that is on offer!

"Great Family Neighbourhood"

We have lived here for nearly 2 years and have found that New Lambton has lived up to our expectations. It is an easy walk almost anywhere (school, shops, caffe etc), A quick drive to major shopping centres, close to major hospitals and the Uni, and it has excellent schools. We have found the majority of people friendly and accommodating, although some can be a bit snobby.

Even though we live on a semi-busy street, traffic is manageable and drivers are conscious of foot traffic. Despite being close to several pubs and clubs, the night time is rarely disturbed by noise, and there has apparently not been a robbery in our area in years.

Being closer to the CBD, the area is naturally busier than suburbs further out. However, public transport is much better, and there are more walkers as there are more parks and caffes to go to. Our neighbours are pleasant, but don't "live in your pocket". Generally, they have respect for others property and privacy. However, as not all houses have off street parking, on street parking can be at a premium, even outside our own home! Some neighbours are share houses, and so have several cars, that all need parking spaces!

We have wanted to live in New Lambton for several years. It's not that our old neighbourhood was bad (opposite in fact, Cardiff was a great place to live), and more that we wanted to be closer to town, have more options to walk to and we wanted to have access to particular schools. Also, property values are better here.... our home has already gone up by $40,000! So we are very happy with our decision to buy in New Lambton, and look forward to being here for many years to come!
