Another Well Home Loans ‘Green Shoots Report’ is out and with it comes a fresh new batch of promising Australian suburbs for property buyers to keep an eye on. This Spring 2021 update uses Suburbtrends data to tell us which suburbs are showing telltale signs of price growth in the medium-term.

Scott Spencer, CEO of Well Home Loans, said the Green Shoots Report provides valuable data for first home buyers, investors and anyone else thinking about buying a property. “The standout feature about this quarterly report is that it focuses on leading indicators, which give a guide to the future, rather than lagging indicators, which tell you about the past.”

The 20 housing markets chosen show the strongest combination of these three factors over the past three months:

  • Inventory levels decreasing
  • Days on market decreasing 
  • Asking prices rising

1. Deebing Heights, QLD 4306 – Houses

Changes in the last 3 months:

  • Inventory level = down 72.3%, fallen from 10.1 months to 2.8 months
  • Days on market = down 15% from 60 to 51 days
  • Median asking price = up 1.4% from $419,000 to $424,952
