"Sick of people bagging out those that live in housing trust!"

I have lived in housing trust areas most of my life in the northern suburbs of Adelaide/Craigmore which was pretty much next door to Elizabeth Downs. I had plenty of friends in elizabeth downs etc, and never had problems going there. Yes there were a few ups and downs in my street but it's like living anywhere most people were families and were actually quite nice people both the unemployed and employed people living there. Working does not exactly make you a better person with more morals, it may make you more intelligent then some unemployed people but doesn't mean you are a nice person! I dont believe it is the area you live in but more the street you live on and who lives there if they keep to themselves or not etc.

anah2 I lived in Davoren Park for almost a year after my move from the Gold Coast QLD. At first, due to my excitement of moving out on my own to a different state, I found it exciting! How wrong I was. My mail got stolen numerous times, cops always busting through our street/area, someone either over dosing, stabbing, breaking in, yelling drunk bogans, aboriginals asking for money, rude people on the bus, train, shops.... I'd be here all day telling you about the situations. As an "outsider" brought up in a middle class working family, I didn't want to expose myself to such things. I couldn't even go walk in the near by reserve or oval due to bums or just "feral" people just hanging around. I was followed a few times from the train station at Broad Meadows, it all got too much for me that I feared for my safety. It's kinda sad though, how the Government has brushed the lower class out north of Regency Road! Part of me sees it as a "What happened? This is like the ghetto and bad gang areas seen in movies! ". I had to get out, there's nothing out there. Sure good for families on Centrelink. But the more poor people get squished in to an area like that, bad things happen. They get bored, go do naughty things because they're either in trouble with police for whatever reason, or have nothing better to do. House prices are cheap yes, but I don't want my kids or family being exposed to prostitution, drugs and not able to go walk at a park without walking in to used needles, condoms and followed, stalked, robbed, mugged. No thanks, I'll stay away from this area at all costs. I speak from experience, 1 year was enough to see and witness Elizabeth in general, with surrounding suburbs. Paas. Give me a $1 million house there and I'd still refuse. My life, privacy and peace of mind is more valuable than cheap rent.

There is nothing wrong with Daveron Park the old northern area as people know has changed. old trust houses in some areas been pulled down.
I like living Daveron Park. It all i can afford and i bought a lovely 2 double bedroom house for half the askung price of house and land packages of todays proces. The Daveron Park area I live in is neat and tidy the house owners take pride in their oqnership of the house they live in. The children that I have seen are living an active life being happy and care free.
I am more than happy to be here. Great nieghbours what more do you want.

"Davoren Park - A Version of One of The Worst American Neighbourhoods"

Davoren Park is a northern suburb located in the outer parts of the Adelaide Metropolitan, South Australia. Located a good 45 minutes from the city, its beautiful to say Davoren Park is situated no where near the inner Adelaide areas, and you'll be able to tell why.

Davoren Park has very few pros but full of cons. To get the pros out of the way, Davoren Park is within close proximity to shopping centres in its surrounding areas, with the closest ones being Elizabeth City Centre, Munno Para Shopping City, Blakes Crossing Shopping Centre and the furthest major shopping centre in that specific area called Hollywood Plaza (Salisbury Downs). The area of Davoren Park is improving with the newer homes being built due to Playford Alive. Well, believe it or not, that is just about it.

Now, lets discuss the cons. Davoren Park is considered the "worst area in Adelaide", to which I happily agree with. The are is full of ferals, hooligans, drug dealers and crime, making Davoren Park extremely unsafe! You get burglaries going on here every night, and if your unlucky enough (notice I didn't use "lucky enough"?), you, too, will get burglarised at least so many times. Be warned, everyone here is nasty.

If you take a drive through Davoren Park, the houses, inclduing the new ones, look like no one had been living there for a hundred years when really, its just the ferals of the area making their own area uncomfortable. You get death stares by the neighbours and you'd probably not think about opening your curtains! Davoren Park and the word friendly has and still is unheard of. The neighbours here are rough, unfriendly, very rude and cold and always make your life a living hell.

The area is loitered with garbage, with streets and houses full of garbage after garbage after garbage. It is very dirty, disgusting and unattractive.

Davoren Park has a reputation for hooligans and thugs ruling the suburb, as you could see drivers burning rubber and making the roads full of untidy tyre marks, guys roaming the streets with empty alcohol bottles and even weapons. You could even see blood stains on footpaths in some streets due to the high amount of crime going on here.

Schools in Davoren Park and surrounds are terrible. No good state schools means a terrible education.

The city is located 45-55 minutes from the CBD, depending on the traffic. The public transport in the area is fair, but not really. Having verbally abusive local residents on the bus makes taking the bus everyday scary and uncomfortable and don't even get me started for nightime.

In conclusion, Davoren Park has nothing but negative. Very high crime, feral neighbours, hooligans, thugs, terrible schools and atrocious nightlife. If I were you, move to somewhere BEFORE Paralowie and anywhere in the east, west or south. SO much more beautiful in these places and actually has full of positives instead of being full of negatives, like Davoren Park.

e.s How dare you call me and my family ferals.. Ive lived in this suburb for 20+ years and raised 3 awesome/courteous and very respectful and polite kids.. Both me and my partner work fulltime (We're not drug dealers) as you stipulated..And my house and property are well maintained and clean (NO GARBAGE OUT FRONT)..... And the street i live in happens to be quiet and the residents here are NOT FERALS/DRUG DEALERS OR UNDESIRABLE 'S... People with your judgemental attitude are the ones that are undesirable and if anything you do more harm then good... I would much rather live here then next door to a RUDE/OBNOXIOUS/SELF RIGHTEOUS/JUDGEMENTAL HATE MONGER AS YOURSELF!!!!

thesuburbreviewer25 Correct! Ask anybody local in Adelaide and see what places they would prefer not to live in - the northern suburbs! But yes, I admit (see?! I'm being honest!!) That suburbs in southern Adelaide like Hackham West and Huntfield Heights are avoidable and pretty dangerous, but THINK ABOUT IT PEOPLE! I've encountered hundreds of people in my life and would rather off live in these areas than let's say Davoren Park, Andrews Farm, those places. But I certainly disagree that suburbs south of Adelaide are worse. There are very few that are crappy, yes, you find that west and east too, but much more desirable over the northern suburbs...

nermal1 It's a scary area to live in.I worked up that way for seven years but in my late fathers medical practice as his receptionist so am a little bit out of it to know the whole reality of that part of town.It's a shame though they only well after I finished school started putting in some additional private colleges around there otherwise It would have made things a lot easier for my parents not having to find some elitist inner city high school where class sizes were just ridiculous and in many cases bullying was rife.

"No problems here, not sure why everyone complains"

My family moved into the area 12 months ago. We have great neighbours, no problems with noise or crime and it was so cheap to buy our first home. We have lived in far worse suburbs (i.e. Smithfield Plains) and moved from Andrews Farm to here, we had far more noise and crime in Andrews Farm. Now I know there are issues within sections of the area but EVERY suburb has drugs, crime & graffitti and to think they dont is delusional at best. Most of the problems are on the Eastern side of Peachy Road, we live on the Western side close to the new development. People making comments regarding the same houses being $30k less than a few months ago is irrelevant, given this has happend state wide. If they actually did correct research they would notice the the median hosue price for the area has increased in the last few months! Our cars have never been graffitied and to be honest we have left cars unlocked on the front lawn several times and they have never been touched. These are not cheap cars either. Its close to 3 major shopping centres, 30kms from the city and close to Barossa. The only one issue we have is the lack of decent schools but with St Columba college being only 10 mins away it was a no brainer to send our kids there and given our mortgage is so low we are able to spend the extra on better education. I would not send my kids to any of the state schools in the area. Watch this space as this area will be cleaned out of all the low income earners in the next 5 or so years due to the increasing demand for the area (currently 12 people per house looking to buy) and the property prices and rents will increase beyond affordability for the low income earners. Much like Hillcrest and other suburbs went through the same transformation Davoren Park will be the same.

"A total and complete hole."

Spent the first 21 years of my life here, couldn't wait to get out! It's pretty much the part of Adelaide where the Public Housing authorities dump all those that can't integrate into society like normal people.

A lot of social problems (teenage pregnancy, gangs, drugs, petty crime etc), many of which were imported from England in the 1960s. Some streets are pretty much full of 2nd and 3rd generation Soccer Hooligans.

Not many shops. Just an IGA, a fish and chip shop, a pawnbroker and the TAB. The essentials.

The only things going for is that houses are cheap (< $200k for a 3 bedroom house), but there's little incentive to keep a nice house when half the street looks like Gaza. That, and there are a lot of parks and open spaces to run around in ... and you will need to run to get away from being chased by the local ferals.

The disappointing thing is that there are some lovely people that live here, but because there are so many ferals running around ruining the place, it just has a very nasty atmosphere overall. You can spot the lovely old dears that still live here because they usually have the only garden in the street that has seen a lawnmower this millennium.

So no, I can't recommend Davoren Park as a good place to live.

JanieB Sorry your first 21 years were in a place like Davoren Park. I'm really glad to see that you didn't give up on South Australia all together though because I think we live in a pretty good part of the World.

Like any state SA has it's good and bad, Davoren Park is not the best place to be and I would have to say this is a pretty accurate review for this particular area which is one of the worst suburbs in the state even though like you say there are some lovely people there.

Rob85 Davoren Park definitely has its bad areas, theres a few streets you can drive down that seem out of a 3rd world country, though much can be said about any city that housing trust has homes. Thankfully many of these places are to be cleaned up, it would just be appreciated if people in their housing trust homes learnt to take care of the handouts they are given.

Couldn't agree more with the lawnmower comment!

The playford alive boost should gradually bring change to the area.

Though i would have to disagree with the scores you gave the facilities as i believe they are uninformed, and deliberately ranking low. For instance your cost of living is rated high when it should be low, you've just given them the lowest scores.

Power water gas supply is flawless. Power is stable, the water is clean and gas is a good pressure.
There is plenty of public transport, there is so many bus stops around the area, and area is within 1-3km of both womma stationa and smithfield station for train commuters.
The traffic is VERY LOW nowhere near the amounts of adelaide, or even gawler, its never congested.

There is many schools within the area, 3 childcare centers, a new super school opening.

While this review aims on all the negative aspects of the area i feel it has completely missed out on any part of the facilities available to the public.

PouchieMumma Daveron Park and Elizabeth South are the poorest, lowest educated areas in SA. Check the stats with abs. I have family and friends who live in the area and have great neighbours etc but as a whole they even say it isn't the best of areas. I'd rather live out of that area of Playford.

"A great place to buy, but i wouldnt want to live there"

As far as investment properties go, you are not going to find any cheaper. There's a reason for that. Go visit a freind and get abused by the neighbours, spat at by the local kids and your car grafitti'd while its parked on the street. Buy a house cheap, rent it out for a few years and subdivide it. Where will the feral tenants go? who knows who cares. let them come move into my street so i can give them the same respect they gave out. Easy to find properties to positive gear, negative gear or whatever floats your boat. just make sure you get a strict property manager because it is not uncommon for these places to go 5 - 6 weeks not paying. landlord insurance ESSENTIAL.

"Its still the Dav"

I know people who live in Davoren Park and have done so their whole lives and love it. They have great neighbours etc. The area is also being redeveloped through Playford alive and some newer housing closer to Elizabeth North has been coming up (near Womma station).

Unfortunately it is still Davoren Park/ Elizabeth West. It was established by the Housing Trust as low cost housing for low income earners. Unfortunately the area has gone downhill because of the influx of low educated dole/pension dependant people living in the area, drug users living in the area and high crime rates. I know for a fact that some ambos will not go there without a police escort.

I do hope that Playford Alive will bring the area back up a bit and if you live here and have a good street thats great for you but in general it will have a stigma becuase of factual bad history.

I wouldn't live in the Dav if you paid me.

Some of the newer housing is expensive for where it is in my opinion. I have also noticed that although houses were going for $250,000 to $300,000 six months ago (late 2010) the same type and size of houses are now selling for $30,000 less. So houses are going down in value. Not a good place to invest. Waste of money in my view.

"There's good & bad in ALL suburbs!"

We have lived in Davoren Park since 1996 after moving from a rural property. Our street is very quiet and our neighbours are great. We look out for one another. Our son went to Swallowcliffe School for all of his primary school education. It is a wonderful school. Caring, strict, compassionate and always helpful. He now goes to St Columba - another great school in the northern area. I know people who live in Cumberland Park, Dulwich, Fulham Gardens, Golden Grove and they all agree that unfortunate things happen in ALL suburbs. I do agree that there is a higher concentration of low income families in our area and I have seen and disapproved of the bad behaviour of some people but not all of us are like that. It's a common problem that 'the many are always judged by the actions of a few'!!!!

"Nothing Good To Say.."

I don't understand why everyone is trying to sugar coat there opinions on this area. Davoren Park is not a good area, and it doesn't have the potential to be. The majority of the people that live there have low incomes, most of which comes from centerlink and many of theses people live in housing trust houses. There are lots of drugs and drug dealers, fights, and vandalism. Don't be fooled by the cheep houses, there is obviously a reason why they are that cheep.

"Potential"

This area is currently highly affordable is under 30km from the CBD and has the potential to be a gold mine. Playford alive funding has been approved and a high percent of the current housing trust houses are to be demolished and rebuilt including there sometimes dodgy tenants being relocated. "An Affordable Neighbourhood for All"

Davoren Park is an upcoming gem, its close to the city with all the facilities and access to transport if needed. The area is currently being upgraded with new medical facilities, petrol stations, new schools and shops, The Parks are being upgraded and pumped naturally collected storm water to keep them green. A large wetland is just opening up, which will make a great family area, besides the mosquitoes im sure it may attract.

Many housing trust home areas are currently being refurbished, the roads are being resealed.

It's a low traffic area as a lot of people tend to use the bus/ train lines. The resale value is great, though may not be a massive amount the percentage of increase is excellent ! 10% +
I would recommend this area as an up and coming with a lot of potential. There is a plethora of retail shopping centers, both munno para and elizabeth not 5 mins away extremely convenient. Look up playford alive and see what massive upgrades are currently being established.
Facilities such as ADSL2+ are available, mobile reception is perfect.
Water Gas and Electricity Supply is great, no outages or problems
Eating out in Davoren Park itself is reasonably limited to fish and chip/ Pizza bars, Bowling alley/cafe. Though not 5 mins drive you have access to all the large fast food chains, and a few quaint little restaurants and cinemas. As far as nightlife there is a nice hotel, and few others in the surrounding area. But for all you clubbing types, find an area thats outside of the CBD that has that kind of facilities.

Problems with the suburb are the lower income areas filled with housing trust homes, not to stereotype all housing trust tenants but many do not care for the homes they are given, so there are some streets out of a 3rd world, hopefully these are removed and redone during the playford alive initiative. Obviously being an area with a proportion of housing trust homes, it can have it social problems depending on the tenants. Like all areas its not free from hoon drivers. But area is well policed and they are more than helpful.
During the summer the area can look very dry and barren, because of water restrictions lawn curbsides are not watered, come winter the area can be as green as green.
Rubish content is reasonably low, as the council always have someone out cleaning, mowing, trying to keep the areas tidy.

At nights the area is reasonably quiet, very few dogs in my area, once again occasionally you hear a hoon off in the distance. To note though its quite close to the airforce base, so you will get planes coming in and out during the day, but after a while you will hardly notice it.

Our Neighbors are friendly and quiet, the type who will bring in your bin for you if you area away.

rebels I have lived in hillbank, Salisbury North, Port norlunga South, Elizabeth East, Elizabeth North, Elizabeth Park, Smithfield and now Davoren Park. Seems like a downgrade BUT the part of davoren Park that I live in now is the cleanest most quiet street I have EVER lived in. Since I've lived here I've not seen a cop car, a feral, a drug dealer or anything that is negative ON MY STREET. I hope people realize that you cannot place negativity upon a whole suburb. It actually comes down to the actual street. I am sick and tried of people who base their rating on a whole suburb because they had a bad experience in a certain house, on a certain street. There is zero crime in the part of davoren Park I live in. Some people are just lucky or unlucky.
