Park Ave is part of what is known as the Dobson Estate - a group of about 10 streets to the north-east of the Shepparton. It isn't called Park Ave for nothing. All of the homes are situated on about an acre and most have beautifully maintained gardens. As the area is about 15 years old the trees are big, mature gums etc that give a lovely ambience to the place. Many of the homes have tennis courts because the blocks are sizeable. The estate is surrounded by fruit orchards - lovely. You do need a car, however, as there isn't anything within walking distance. Park Ave would represent a solid real-estate investment as families will always want nice homes with a bit of space around them.
