Buying in Riverhills - Sawmill Circuit?

Just looking at buying in the new development at Sawmill Circuit. Does anyone have any advice regarding block size and price. Some 800m2 blocks are for sale for around 325k, does this seem reasonable? Is there a flood risk in this area?
