which suburb in the hills district?

We are moving from cherrybrook...have really enjoyed living here for over 20 years

where to now?

we've been looking at rouse hill...stanhope gardens...thought of a block of land at the ponds but cant afford the time waiting for a house to be built for us..

we ventured out to kings langley and liked what we saw...talked to a number of locals there...and apart from the neighbouring suburbs being lalor park and seven hills....we feel we could be comfortable there

havent explored glenwood park but have had a look at kellyville ridge and baulkham hills

apart from the councils..blacktown being one and baulkham for others...what are the advantages and disadvantages of any of these areas for a family with teens approaching independence? ( probably heading for macquarie uni or tafe at least)
im not fussed about train travel and i work near the m2 so my kids could get lifts to transport if need be on weekdays...

im torn between getting a newish house in the newer areas and the established streets of kings langley..also the difference in price is quite evident...600 will buy you plenty of house in KL with a yard of about 700...the yards are not so much of a feature in the newer areas of stanhope and rouse hill
has anyone been in this position? what did you choose and are you happy with transport and traffic?
schools arent an issue...the kids will continue to be dropped off at their highschools which is on the way to my work anyway so no drama there

so far im leaning towards
rouse hill
stanhope
kings langley

just have to fit OH in ...somehow he has to get to work in the city ...
so is he better off at KL and catching the train from seven hills ( leaving a car at the carpark) or catching a bus from rousehill along the t- way?
anyone here commuting from these outer areas?
thanks for any advice

oh ...and about the capital growth...we will be staying...8- 10 years im guessing...real estate agents tell us to stay in the baulko council

Hi Roving2,

I am a property consultant, I also live in South Dural, so just next to Cherrybrook... I also lived out at Kellyville, Baulkham Hills (Kings Langley side) Quakers Hill over the years... It may seem only a short distance from Cherrybrook, but during peak traffic it will seem so much further.

This is an important decision, I am happy to meet with you and give you some professional guidance (obligation free) Feel free to check out our website at www.myrpc.com.au or call me on 1300 779 462

Regards

Denise
