Looking for feedback re the zone around Abeckett st

Hi All, Thanks in anticipation for your thoughts. Ive been reading through the many posts here regarding living in Seaford and it sounds great but there do seem to be some areas to avoid. Ive seen a house I like In Abeckett st and wondered whether anyone can tell me what its like around there now? It seems some of the messages regarding difficulties, crime etc may have been from 2018 and Im wondering if there have been any change, or is it in that more problematic zone?
