What is it like living on the Frankston North side of the freeway of Seaford?

Is this older part of Seaford likely to be improved with parks and trees in time?

Im on the Frankston North side just behind Kananook Station. Been here for nearly 5 years and its all good.

Pros
- 5min walk to the station and 50mins train to the city.
-15min walk to the beach.
- 2min drive to the freeway.
- 5 min walk to kananook reserve which has a good park for the kids and the frankston bball stadium.
- 5 min drive in to Frankston for shopping

Cons
- Some houses aren't the most attractive but there are new ones going up.
- Poor lighting over the bridge at Kananook station. The wife not a huge fan coming home from work at night.
- Neighbours are friendly but a bit rough around the edges.
- A few blocks of units in the area that look like super cheap accom
