What is your opinion on Louden Street South Hobart in terms of sun and walkability?

There is a large parcel of land for sale at 49 Louden Street South Hobart. We lived in Hillborough Road back in 2002 and enjoyed the sunny aspect and proximity to village. I just want to be confident that Louden Street is reasonably comparable. If its a possibility I'll take a trip down to South Hobart at winter soltice time and check out the sun (or lack there-of) and distance myself. It is vacant land at present and perhaps we would need to build a 2 or 3 story to capture adequate sunlight.
