"Love it."

We have lived in Lower Beechmont for 3 years now after moving from a acreage property in Maudsland. We absolutely love it here, it has a great friendly community , the license restaurant /bar has great pizza and is open late most nights. It takes about 15 minutes to get to the M1, grocery shops and public schools, but there is a private school, years 1 to 12 only 8 to 10 minutes away. It cost about $28 to get an Uber to the local train station , which is about 17 minutes away. Yes the road down has a lots of bends, but it’s only 8 minutes of your day and a small price to pay for living somewhere with Beautiful views, fresh mountain air and rich fertile soil, three of the things I love about living here the most. But like I said we have a wonderful community here - so come up, go to the markets, enjoy the views, go bushwalking , have lunch at the cafe and ask the locals what it’s like and find out for yourself.

"Beautiful on the outside, ugly underbelly"

On the rental side most tenants only stay for a short time as the only road through is constantly being repaired and is dangerous to drive. Landslips occur often and roadworks go on for a long time. So this is not a good place to buy for investors hoping to rent out their properties.
For sellers, the property market is very slow and takes an average of many months to sell a property. Also property prices are very slow in increasing.
The nearest high school is 30 minutes drive away as are any major shops. There are 2-3 cafes which are mostly closed at night because most locals stay at home due to the nature of negotiating the difficult road. So hard to invest in a business up there as the local population is small and access is difficult.
During the day particularly over weekends noisy motorbikes ride in large groups so some of the country feel is lost.
There are also a few locals who seem to enjoy reporting their neighbours to the local council as some seem to have nothing better to do.
If you are considering renting or buying make sure you have decent size water tanks because there is no town water connected.
Also the local council in certain streets is making owners pay for new septic tanks which can run into the tens of thousands.
There is a shortage of tradespeople and sometimes it can take weeks to get someone up for repairs.
The soil is great for growing but it does mean that everything grows very quickly in the summers so if you enjoy working hard in the garden and lawn mowing, this is your ideal place.
There is large areas of army land and sometimes one can hear shots being fired.
Apparently the local primary school is good but they have difficulty in keeping their rolls up so hopefully it will stay open in the future.
There is no regular bus service in the area apart from the school bus.
Cold in winter and can rain for days at a time.

It takes nine minutes to drive to my sons private school silkwood , its primary and high and 15 minutes to Drive to the public schools or grocery shops. The local cafe/restaurant is open late most nights. Do you mean Lower Beechmont or beechmont??

See the comments above. Terrible fires in Beechmont with loss of houses as well as the Binna Burra lodge which employs so many people from the area. Fires also approaching areas of Lower Beechmont. Thank goodness we dont live there any more!

"Paradise Found"

Having experienced life on Sydney Harbour, Main River Gold Coast and now the mountains of Lower Beechmont, we can honestly say we've never been happier or healthier! After 7 years of mountain life, we would find it virtually impossible to create a comparable lifestyle anywhere else in Australia. Driving to the office takes only 30 minutes door-to-door, with the first half of the journey spent enjoying spectacular views and encountering absolutely no traffic at all until the second half. The climate is amazing and on average a full 5 degrees cooler than the Coast - perfect for those who wilt in the extreme heat and humidity of QLD summers. Residents are friendly (not nosey) and there is a true community spirit that is tangible. Our eldest child attends the local Beechmont State School, a truly unique place where learning and values work hand-in-hand. Numerous awards are testament to the quality of the educational experience and the attitude and manners of the children are a breath of fresh air. Fruit and vegies grow organically and the flora and fauna are an absolute delight. I can unequivocally recommend Lower Beechmont as a premier place to settle with your family if you are looking for somewhere to maintain optimum health, encourage strong family values and enjoy nature without sacrificing any of the mod-cons modern life has to offer.

"Rare Real Estate"

Lower Beechmont is unique in that it stretches along a ridge of the Beechmont Plateau bordered to the East by thousands of acres of Government land which forms the catchment for the Hinze Dam. On the Western side the Government Army land stretches all the way down to Canungra. This means that unless you can bring peace to the world or stop Australia's sixth largest and fastest growing city needing a drink, Lower Beechmont will just become more sought after and exclusive. It's five degrees cooler up here and the humidity is much more bearable. Best of all, there are no traffic lights, just glide down the mountain enjoying the view for 15 minutes to the M1 and 25 Minutes to Southport. Free school buses take your children to Queensland's best primary school at Beechmont or down the mountain to a variety of secondary schools at the foot of the mountain. Its hard to believe such a pristine environment with a friendly and supportive community lies just behind Surfers Paradise and Southport.

"beechmont - Beautiful area with near Lamington National Park."

Beechmont is in the Gold Coast Hinterland only about 20 mins to the beaches. There is plenty to see and do in this area which is surrounded by spectacular National Parks. Hinze Dame is nearby and provides some great fishing although to fish in this area requires all anglers to have a permit. You can also go hang gliding and there are some scenic bushwalks to take with great scenery. Visitors to the area can stay at Binna Burra Lodge or Mystery Mountain Farm stay. There is also a privately run caravan and camping area. Beechmont and surrounds are protected areas No removal of any plant matter is permitted.

"Friends in high places."

If you're looking for a place where friends come in the form of neighbours and views go on forever, then Lower Beechmont is the spot for you. It's quiet and sweet and a world away from the hustle and bustle of the city life. Stunning flora and fauna surround the township that's about 30 minutes from the Gold Coast up in the hinterland. Pack your woollies if you head up in winter as it gets very cold. There are no shops so if you are renting a house on holiday make sure you bring provisions. It's very close to the Heritage listed Binna Burra National Park and is well worth a visit.
