Tumbi Umbi, Shelly Beach, Bateau Bay, Forresters Beach are suburbs in which are very safe whilst also being capable of finding a house at a good price. Anywhere south of these suburbs is highly overpriced and full of unlikable pricks anywhere north of magenta isn’t the safest.
