I live/own in the south part of Umina and walk to the beach - I love it. No view but thats the only negative. The positives are as follows:
Walk to beach
Walk to Cafes
Level yard
Quick access to shops
No Hill acting as a barrier to all of the above
South Umina - particularly North Pearl Estate would be where I would buy over the hill. I bought adjacent this estate and its lovely.
