Where in Umina is the best sector to live?

Am looking to buy. Am a young-ish retired professional use to a quiet home life and friendly neighbours.
Seeking area with zero DV. Other community noises are fine, ie. dogs barking, children squealing in play, etc.
Want this to be my final home - and to be a happy place.
So, where in Umina is the best sector for me to live?
Am interested in 3mth lease on rental prior to purchase.

South of West St/Brisbane Ave, between the shops and beach is the most sought after (and expensive).
2nd best is west of Ocean Beach Rd. There are a lot of townhouses and houses with granny flats in the backyard. Hard to get a block bigger than 500sqm. If you find one, it will be a premium price. The closer to the beach, the higher the price. Also near the shops is pricey.
A good area is between Sydney Rd and any street up to Veron Rd. Watch out for the flood prone streets, around Shepherd and Lovell Rds. Also a lot of streets are quite busy traffic wise, so pick a quiet end if you want to avoid that.
The area around Shoalhaven Drive and Grafton St, Woy Woy is nicknamed "The Bronx", due to a lot of housing commission homes bring there in the past. But a lot are privately owned now.
