"Good and Open feeling when started off...but then?"

We bought the house considering this area, to be clean, green and not too populated area. But having these multiple units being built, has actually destroyed the looks and feel of the area. This area should have been maintained as a low density area, Instead constructing units all over, has made this area very populated. Its a matter of time when people shift into the units and area will be as crowded as paddy markets. No extra parking space will be available at all, its hard to find even now !

Great for

  • Peaceful and quiet
  • Safe and green
  • Clean!

Not great for

  • Too many units have been built, High density area
  • More shops needs to be opened.
  • More public transport is required, no buses after 8:30 until 9 (during peak hours) for parramatta.
  • High speed internet shortage

100% agree. It had potential. We moved here thinking it was great location for our young family but those units will be the death of this area, that & the real estate agent Riverbank selling properties for way too low. Both. Of these issues bringing in a shall we say 'different' demographic to this nice area.

This is definitely a "must have car" suburb. I drive to the train station each day, as I hate getting buses. ADSL2+ is now FINALLY available within Pemulwuy. Agree that parking will eventually become an issue, but where isn't it an issue in these new estates. The streets are never wide enough and the parking spaces are limited.

Re joseph matthews and his family, sme singe people cn ony affrd appartments due to the likes of people like you buying mcmansions they can barely afford, pushing up prices of what little smaller sized housing is availabe

I myself earn a good living but because of people like joseph matthews there is next to no options for smaller dwellings due to the the demand created by him and others who want ridiculously large houses , i myself just want a small property with a small outdoor area f which there is barely anything in ths category in sydney and when there is people such as joseph don't think i have the right to it. Joseph, does living in a mcmansion make you superior to others?...and btw i can spell but am using a bad keyboard although joseph may interpret that as 'different demographic'...well to me matthew, anyone living in a mcmansion in this climate and in this city s a'different kind of demographic altogether' you obviosly can't afford anywhere nearer to sydney so goodluck when the real economic crisis occurs whch the likes of people such as yourself will have caused with yor absurd demand for mcmansion dominated suburbs!

If by different demographic you mean people driving extremely loud cars at high speeds and doing burnouts in our street all day everyday, then I would have to agree. This area was great when we moved out and now it is just a nightmare. Our street is insanely busy with trucks and cars and there is nothing to prevent speeding at all.

Sure this area might be great if the council didn't turn your street in to a highway. Personally I can't wait to move out.

No "burnout" problems where I am (Parish Street), and the only trucks I have ever seen are the Woolworths deliveries. Not saying it isn't a problem where you are, but I don't see this as an issue where I am. I agree that people drive too fast, but I think that is a wider problem than just Pemulwuy. Has the area changed? - Definitely. Could the area be improved? - Absolutely. I have lived in a few suburbs in the 2145 area, and this is the best suburb in the area by far. I have been in Pemulwuy for over 5 years now, and whilst there are a few things that frustrate me, I still enjoy living here.

Well if the council decides not to funnel traffic from the Great Western Highway past your house then think yourself lucky.

Planning to buy a house in pemulway do you recommend it? Or is it not worth buying? Just was worried about crime as in june last there was shooting at house and in car as per news..plz let me know. Thanks.

Crime has definitely not been an issue for us. It is probably one of the safer areas in Western Sydney.

Thanks NT1, I went around to check all and took couple of interviews with local resident....Local People who bought house 2 yrs ago are trying to move out which is not good indication for this new suburb ..though property price has skyrocketed in this suburb, ..but is WORTH it? As Greystance is becoming next Merrylands and Pemulway next Greystance?

The bus service to and from Parramatta is good. I get myself from home to the city (bus to Parra, train to City) in an hour. You didn't happen to only speak with people with "For Sale" signs up did you? :) Why are your mystery interviewees moving out after two years? Made some money and cashing in, can't afford mortgages, got jobs elsewhere, don't like the area? I also really like Greystanes, and would definitely live there. Greystanes is a great suburb in its own right and one to consider if you don't like Pemulwuy, find the blocks of land too small (they aint big), or can't afford a property in Pemulwuy.

There is not a whole lot for sale at the moment in Pemulwuy as far as I can tell so I don't see it as "people moving out for a reason". Once the remaining empty blocks are sold in the area I think the prices will skyrocket even further.

How do you travel in premulway? Is it difficult to go to city? Are there many buses?
