"Family Frienddly but a few isolated incidents."

Alot of walkways, greenspace, cycleways, water. Peace on earth you would think? Not quite.

It is starting to become quite overcrowded. Traffic congestion is a concern in the morning and afternoon.

There are incidents of anti social behaviour. You hear the occasional burnout in the area.

People are not always courteous and are in a rush. Youths often frequent the place at night.

Prices have gone up significantly. In 2006, it cost about $700k for a 4 bed house and land package. Expect to pay double that now.

In a way, the people make or break the suburb.

Some people are quite arrogant and unfriendly. Almost like you're commiting a crime to smile at them.

You could live in a house for years without knowing your neighbour.

Looking for a home in Pemulwuy?

"Exceeded the expectation"

I've been living in this suburb for more than a few years now and Its an amazing experience. It ticks all the checkboxes for a family with a young kid. its so close to everywhere be iCBD, Paramatta, yet so peaceful, green and quiet suburb. I enjoy the cleanliness, Greenery , The lake, walkways, Bushwalking, Cyceling tracks and friendly neighbourhood. Pleasently surprised when I could actually see the Sydney harbour bridge from the top of the pemuwlwuy hill. So much to offer,overall 5 star rating

"Kangaroos Kookaburras 40 min to CBD"

Kangaroo's with joeys in pouches in the morning, village atmosphere, everyone walking about & the biggest family crowds at Halloween. New tollway will take 30 min to Mascot airport, Express train to city. 8 years now and loving it.

"Lovely Family Orientated"

The Pemulwuy Community and suburb is such a lovely place to be to eat, socialise and work. I work in Pemuwluy, the people here are so kind and welcoming, they have a track to fit in your cardio and a lake to overview the cute ducks when walking by. Very safe and comfortable place to be :)

"Pemulwuy is amazing"

We have been living in Pemulwuy for the past 8 years and it has been fantastic. Beautiful surroundings, peaceful neighbourhood, shops and much more.
One of the best suburbs in the west. I would not trade this area for any!!!! Your kids will love it. This area is one of its best and you cannot find one so close to Parramatta.

"Highest crime rate in NSW"

Please do not even consider this suburb . Brother bought a invesment unit and tenant who was a friend of mine had her car broken into 3 times and family who visited her got his Hilux stolen with all his tools . I did not learn from all this mess decided to buy a unit in same suburb . I got broken into in second level through the balcony . Our garage got hit 5 times . I lived in that damn suburb for 2 years and we had cops turning up constantly due to huge number of break-ins in the complex . Terrible suburb surrounded with car hoons . Disgusting experience ... Do not even consider you will be sorrounded by Smithfield and Greystance . Greystance has the highest crime rate "break-in" in the entire NSW .

We were robbed too. It's just too close to the ghetto suburbs around. We put up cameras because the strata wouldn't. We've caught lots of suspicious behaviour. Just doesn't feel safe and it's a shame because the potential is great, but it needs a gated entrance! We were even asked by Channel 7 news who rang out bell to ask if we saw a shooting. All way too much. Also in the last year the graffiti and litter seems to have increased. I wish this was different.

I do business all over Sydney and crime is everywhere you go. I have had conversations with many folk, whether it be North Sydney, Eastern Suburbs or the West, and they all experience the same problems as Pemulwuy.

I can assure you, Pemulwuy is not bad considering, and when you look at the positives, Pemulwuy is a fantastic place to live in, most long term residents will tell you that.

"Nice suburb for first home buyers"

It has been a nice suburb to live in and a good place for us to buy. House prices have gone up quite considerably there since the amount of freshly released land has dried up.

As most of our side has been connected with optic fibre, even though our house wasn't we still seem to get an extremely fast link to our ADSL2+ exchange so internet has been great.

There are plenty of areas to walk and parks for kids to play in. Public transport isn't the best but there are now a lot of buses going through and trains are not far away.

Traffic has increased a fair bit which has been our only problem. Apart from that living here has been great.

"Far better than most Western suburbs"

I never thought I would consider living at Pemulwuy. For browsers this is a newish suburb 10 minutes west of Parramatta and not to be confused with the new Pemulwuy project at Redfern, another blunder by land & environment allowing two names in the same greater city. Proximity to surrounding suburbs, Greystanes is one place you could easily forget about but the people are really nice. Merrylands, I even lived there for 10 years and hence a move far enough away from it not to hear the crack of a rifle, or I should say ouzzi. Well, that's how we spell it here in Australia but its actually Uzi after Uzi Gal, the Israeli armaments expert who invented them. I have a certain respect for the man as it was necessary for me to use them when growing up, but fortunately only at targets. Merrylands has exponential interest over the last 20 years by one particular culture, but now even greater because Stockland spent $120 Mill to upgrade its shops. The shootings in that area are all about one group against another who hate each other purely as the wannabe crime kings, although some of the street assaults in and around are just a poor sign of demographically deranged mongrels with 55 IQ's. Not a worry for Pemulwuy though as a .303 calibre won't make it that far, so the trick is to only visit Merrylands during the day....having said that, hang tight onto your shoulder bag when walking side streets, I have seen what can happen. What brings greater domination of crime to a suburb??? trains. Pemulwuy doesn't have one for some distance and anyone driving or walking about can be spotted in two seconds as not fit for the area. I do not exaggerate about train travel crime, just ask anyone up and down the upper north shore train line and all the crime comes either off the trains or from stolen vehicles travelling specifically to target the more affluent suburbs. Again, I can vouch for this behaviour as have confronted many visitors who have 'intent". Pemulwuy seems to be a community of spirited peaceful cultures, stopping at the mall, sorry "Marketplace" which is a nice touch. Once I get a chance to advise the management there of correct and appropriate traffic and pedestrian management it will be safe and convenient. Notice I didn't mention north of Pemulwuy as Pendle Hill and whatever it is that lies over that way is just not worth the fuel to go there and to the south as Smithfield is a cluster of clad, south coast holiday homes quite obvious people who are too lazy to turn a tap on to feed water to what dying weeds they have left.

"Good and Open feeling when started off...but then?"

We bought the house considering this area, to be clean, green and not too populated area. But having these multiple units being built, has actually destroyed the looks and feel of the area. This area should have been maintained as a low density area, Instead constructing units all over, has made this area very populated. Its a matter of time when people shift into the units and area will be as crowded as paddy markets. No extra parking space will be available at all, its hard to find even now !

100% agree. It had potential. We moved here thinking it was great location for our young family but those units will be the death of this area, that & the real estate agent Riverbank selling properties for way too low. Both. Of these issues bringing in a shall we say 'different' demographic to this nice area.

This is definitely a "must have car" suburb. I drive to the train station each day, as I hate getting buses. ADSL2+ is now FINALLY available within Pemulwuy. Agree that parking will eventually become an issue, but where isn't it an issue in these new estates. The streets are never wide enough and the parking spaces are limited.

If by different demographic you mean people driving extremely loud cars at high speeds and doing burnouts in our street all day everyday, then I would have to agree. This area was great when we moved out and now it is just a nightmare. Our street is insanely busy with trucks and cars and there is nothing to prevent speeding at all.

Sure this area might be great if the council didn't turn your street in to a highway. Personally I can't wait to move out.

No "burnout" problems where I am (Parish Street), and the only trucks I have ever seen are the Woolworths deliveries. Not saying it isn't a problem where you are, but I don't see this as an issue where I am. I agree that people drive too fast, but I think that is a wider problem than just Pemulwuy. Has the area changed? - Definitely. Could the area be improved? - Absolutely. I have lived in a few suburbs in the 2145 area, and this is the best suburb in the area by far. I have been in Pemulwuy for over 5 years now, and whilst there are a few things that frustrate me, I still enjoy living here.

Crime has definitely not been an issue for us. It is probably one of the safer areas in Western Sydney.

Thanks NT1, I went around to check all and took couple of interviews with local resident....Local People who bought house 2 yrs ago are trying to move out which is not good indication for this new suburb ..though property price has skyrocketed in this suburb, ..but is WORTH it? As Greystance is becoming next Merrylands and Pemulway next Greystance?

The bus service to and from Parramatta is good. I get myself from home to the city (bus to Parra, train to City) in an hour. You didn't happen to only speak with people with "For Sale" signs up did you? :) Why are your mystery interviewees moving out after two years? Made some money and cashing in, can't afford mortgages, got jobs elsewhere, don't like the area? I also really like Greystanes, and would definitely live there. Greystanes is a great suburb in its own right and one to consider if you don't like Pemulwuy, find the blocks of land too small (they aint big), or can't afford a property in Pemulwuy.

There is not a whole lot for sale at the moment in Pemulwuy as far as I can tell so I don't see it as "people moving out for a reason". Once the remaining empty blocks are sold in the area I think the prices will skyrocket even further.

"A Jewel in the middle of Sydney"

I have been living in Pemulwuy for 3 years... I moved away from the area (Girraween) when I got married and we decided to build here before our son started school.. best decision ever. We live only 1 minute walk away from the huge lake which has gorgeous swans, ducks, eels and other wildlife, we have beautiful walkways with great views of Prospect Hill (the highest peak in Sydney), we are a 10 minute walk from the shopping centre and the bus stop. I have never experienced having such fantastic neighbours.. if you have a young family, Pemulwuy is ideal as the streets all have sidewalks (Lakewood side) and there is very minimum traffic, so a lot safer for children to play in front yards (under adult supervision of course!). People complain about the internet but we are with Telstra on ADSL and it is faster than what we had on cable with Optus (ADSL2+) plus it doesn't cut out like Optus did, so I have absolutely no complaints. Foxtel is on satellite which we also have had no problems with. Lakewood is a jewel in the middle of Sydney :)

"Great place to raise a family"

Great place to raise your family, I am fine with not being close to a train station as it is safer in my opinion to be away. Basically u will need to have cars to communite which i presume u would have if you decide to live here. I love the lake, green and clean parks, tennis courts and a market place. I would think once all the houses are built it would be an awesome place for any family. It is relatively new, you can still see lots of development happening. It would be a nice feeling being in a new estate with all things new! I am sure the internet would be fixed in time to come.

"Hidden treasure of West"

If you are after quiet, safe and peaceful family life than look no further. Pemulwuy has got everything to offer for families with children. Nice parks, quiet street, very safe and excellent locality. Purely residential suburb. People complaint about internet here but it is available once ports are available. I would say keep applying and it will become available in couple of months or so. Buses are there but no railway station near by. You can drive upto Parramatta or Westmead if you want to catch train to city. 2 cars are necessity here. There are many sites under construction yet and they are still releasing land. Once the suburb is fully occupied, prices are gonna be high.

"Looks good at start,,,, but after that ?????"

We bought here thinking its a nice small suburb,,, with new estate,,, after couple of break in,,,, recently we think it is same like other suburbs,,, worst part is price growth,, it took toll on us building a house here, n now the worth is hardly few thousand $$ more,,,, ,,,,,, far from public transport,,, if you work in city,, than its a nightmare

We deliberately looked for a suburb away from the train line. I drive to the train station each morning and train it in. I work in the city and find it okay. If you are looking for a suburb on the train line, I am unsure why you would buy here. I know that there are regular bus services to Parramatta and the city too. As for captial growth, if you bought/built in the market peak a few years ago then I would tend to agree that any capital growth would have been minimal, although this is the same in every suburb.

You can blame Riverbank Real Estate for the lack in property value growth. They are selling properties for way too cheap making it difficult to get a decent return on our property.

I haven't dealt with the REA that you mentioned, but in my experience the agent is just interested in making the sale. They don't seem concerned with the sale price, as long as it is sold and they get their commission. Any extra $$ on the sale doesn't mean too much in commission to them, so they will try and get sellers to reduce the sale price of their homes for a quick sale. There are plenty of "questionable" real estate agents out there, but at the end of the day it is the "buyer" and "seller" that determine the price. If there are people within Pemulwuy that are willing to sell their properties for a price that you feel is "too cheap", then unfortunately it will have a negative affect on the price of your property. I am confident that there will be continued growth within Pemulwuy over the next five to ten years.

"Dark age suburb"

Strange comment to make regarding being close to a train station. It is not like there was previously that has since been moved away or shut down. There has never been a train line to Greystanes or Pemulwuy. Toongabbie, Pendle Hill, Wentworthville & Westmead (express trains) stations are only a short drive away. There are regular buses too, although I must admit, that I rarely use them. The fact that Pemulwuy and Greystanes are not next door to a train station, but still conveniently close is the reason I moved to this area. I lived in both Westmead and Wentworthville for many year and found that being next door to a train station, whilst convenient, brings with it higher density housing, dirtier streets and more crime. (my personal experience)

If you bought/built in the market peak a few years ago then I would tend to agree that any capital growth would have been minimal, although this is the same in every suburb around this area.

Totally agree with you in regards to the internet connection issues. ADSL2+ or cable internet is still not available. It took me a few months to get an ADSL1 connection. For ADSL1, it does seem to be quite fast though and faster than many "supposed" ADSL2+ in Greystanes. Still frustrating though a new suburb would not be precabled with fibre to the home. Received a letter from Stephen Conroy a couple of weeks ago informing us the Pemuwluy is earmarked for NBN in the next few months, which will no doubt improve internet availability within the area.

I agree cag2611... I was with Optus ADSL 2+ where I previously lived and it was on par with my Telstra ADSL in Pemulwuy, I didn't notice any difference to be honest. In regards to being close to a train station, you will find that nearly all new estates are not near a train station, Pemulwuy has an excellent bus service going to Parramatta on 2 services with express services in the morning... otherwise drive to a station and train it if you work in the city. In regards to capital growth, why on earth would you want to sell as soon as you build?! I have been here for 3 years since we got the keys from the builder and there is no way I would be moving any time soon. If you were looking at building or buying an investment property, from what I have seen rent is highly in demand here and not cheap :)

"Great Family Living"

New and great looking suburb with lots of parks and playgrouds. Nice and quiet neighbourhood full of friendly people. Excellent for families with kids. Good central location. I have lived with my family in Pemulwuy for a year now and like it very much. Yes, there is a shortage of internet connections but after a few months I was notified by Telstra that they have new ports available and I got connected.

"NO INTERNET"

ADSL2+ is not available. The nearest exchange is Pendle Hill. No ports are available for internet - and if you are lucky to get one, it will be super slow ADSL1 (not 2+). No cables/telecommunications infrastructure was applied before buildings went up. There is no option for the suburb to expand. It will forever live in the dark ages.

I got ADSL as soon as I moved in 3 years ago with Telstra.. it is as fast as Optus ADSL 2+ so really have no idea what the problem is. NBN will be coming here as cag2611 said. And if this is the dark ages then I am happy to stay in the past.

"A great place to live for families."

We've lived in Lakewood Pemulwuy for more than 3 years now. The place is very quiet, close to bus and rail transport, close to the Parramatta and the city and we have a lake where we can spend relaxing afternoons at. We also have Prospect Hill at our doorstep - the highest point between the coast and the Blue Mountains. We just go on the Hill at New Year's Eve to enjoy the fireworks!

Pemulwuy is a great suburb. Clean, green and very friendly. Definitely the pick of the 2145 suburbs.

Hey Sanjeev, no break ins or crime that I am aware of recently. Had some issues with a kids breaking windows on the houses under construction a few years back, but nothing since then. It is a very quiet street. Plenty of diversity too in this street - lots of different nationalities; young families and retirees - which is great! :)

I am looking around to buy around in Parish Street as you stated in one of the discussion board about ?"burn outs" it helped me to understand the situation. I was reading in news about shooting in Pemulwuy Ref: http://www.heraldsun.com.au/news/law-order/sydney-shootings-part-of-bikie-feud-police/story-fnat7jnn-1226330638617 Is this Street safe to live and grow family? As there are suburbs next to Pemulwuy like south wenthworthville, smithfield,merrylands west, guildford west which are not great and peaceful ..What do you advice. Is Pemulway untouched with this crime as you have been living there? Should i move ahead and buy house there. Your prompt reply will really be appericiated :) Thanks so much.

No suburb is untouched by crime. There have also been shootings in the northern and eastern suburbs over the years. We have great neighbours, and look out for each others houses when we are away on holidays. Whether you end up with good neighbours is pretty much luck at the end of the day, and is not really related to the suburb you live in. It is not for me to give you advice on where you should live; that is your decision. I can say that I have never felt unsafe in Pemulwuy. As I mentioned in another post, Greystanes is also a great suburb if you feel that Pemulwuy is not worth it.

"Great place to live"

We lived in Pemulwuy for 2 years and loved every minute of it.
It is a very friendly and safe neighbourhood.

Please do not even consider this suburb . Brother bought a invesment unit and tenant who was a friend of mine had her car broken into 3 times and family who visisted her got his Hilux stolen with all his toolbox . I did not learn from all this mess decided to buy a unit in same suburb . I got broken into in second level through the balcony . Our garage got hit 5 times . I lived in that damn suburb for 2 years and we had cops turning up constantly due to huge number of break-ins in the complex . Terrible suburb surrounded with car hoons . Disgusting experience ... Do not even consider you will be sorrounded by Smithfield and Greystance . Greystance has the highest crime rate "break-in" in the entire NSW .
