"Kingsford: What's it like to live there?"

Kingsford is a small suburb located in the south-east of Sydney and is bounded by: Gardeners Road and Daceyville to the south; The Australian Golf course to the west; Kensington Oval and UNSW to the north; and Avoca St (approx.) and Randwick to the east.

I would rate Kingsford as an excellent "allround" suburb. It does not seem to have a "wow" factor (like water views), but it does tick most of the boxes for home buyers! For example, it is close to Coogee beach, it has excellent public transport via Anzac Pde and also has lots of tasty and reasonably-priced restaurants. It has some really beautiful tree-lined streets like Eastern Ave, Doncaster Ave and Aboud Ave.

The demographics of Kingsford are similar to those of the other surrounding suburbs of UNSW like Kensington and Randwick, namely, the population is divided between students (especially international students) and owner-occupiers. The students tend to stay in the high-rise apartments along Anzac Pde, while the permanent residents are located in houses in the neighbourhoods of both sides (east and west) of Anzac Pde.

I have lived in the area for 7 years and specifically in Kingsford for 2 years and, overall, I would rate West Kingsford (Houston Rd -> Tunstall Ave) as the most desirable part of Kingsford, with desirability (and price!) increasing the closer you get to Tunstall. Of course, I do live in that part of Kingsford and so I may be biased!

There is a sense of community spirit in the neighbourhood. For example, I do know all of our neighbours by name and we often get together for a chat. Most people keep their gardens in good condition in our street. Overall, people are friendly.

On average, Kingsford is not a cheap suburb to buy real estate in, but in my opinion it does offer very good value for money relative to the more expensive neighbouring suburbs like Randwick and Kensington.
