Daceyville, NSW 2032

Daceyville is a green and leafy “garden suburb” in the eastern suburbs of Sydney. It has great transport connections to the city and elsewhere. There are some great playgrounds and parks and some very pretty streets to walk around on. There is also a great primary school. The biggest downside is lack of services. It needs a local corner store or a local cafe, at the moment all the services are in neighbouring Kingsford or Randwick or Eastlakes, but not in Daceyville.

Kingsford is a small suburb located in the south-east of Sydney and is bounded by: Gardeners Road and Daceyville to the south; The Australian Golf course to the west; Kensington Oval and UNSW to the north; and Avoca St (approx.) and Randwick to the east.

I would rate Kingsford as an excellent "allround" suburb. It does not seem to have a "wow" factor (like water views), but it does tick most of the boxes for home buyers! For example, it is close to Coogee beach, it has excellent public transport via Anzac Pde and also has lots of tasty and reasonably-priced restaurants. It has some really beautiful tree-lined streets like Eastern Ave, Doncaster Ave and Aboud Ave.

The demographics of Kingsford are similar to those of the other surrounding suburbs of UNSW like Kensington and Randwick, namely, the population is divided between students (especially international students) and owner-occupiers. The students tend to stay in the high-rise apartments along Anzac Pde, while the permanent residents are located in houses in the neighbourhoods of both sides (east and west) of Anzac Pde.

I have lived in the area for 7 years and specifically in Kingsford for 2 years and, overall, I would rate West Kingsford (Houston Rd -> Tunstall Ave) as the most desirable part of Kingsford, with desirability (and price!) increasing the closer you get to Tunstall. Of course, I do live in that part of Kingsford and so I may be biased!

There is a sense of community spirit in the neighbourhood. For example, I do know all of our neighbours by name and we often get together for a chat. Most people keep their gardens in good condition in our street. Overall, people are friendly.

On average, Kingsford is not a cheap suburb to buy real estate in, but in my opinion it does offer very good value for money relative to the more expensive neighbouring suburbs like Randwick and Kensington.

We love it! We love eating out at the scores of cheap Asian restaurants~ will we ever get to try them all out?
We have great neighbours, which after living in Surry Hills is a real treat!
The air here is clean, being almost surrounded by large parks and golf courses. The easterly sea breezes are welcome too.
Kingsford is very central to the city, beaches, sports of all sorts, Fox Studios Entertainment Quarter, Bondi Junction, Maroubra Junction and many other shopping centres.
We have no issues with personal and property safety and consider that the suburb rates very favorably in terms of liveability.
This suburb of two parts (east and west of Anzac Parade), is the eastern suburb's secret; no-one from outside the area has heard of it! Maybe we would like to keep it that way.....

7 kilometres south east of the CBD of Sydney is Kingsford, a suburb in the local government area of the City of Randwick and part of the eastern Suburbs. It is bordered by Kensington, Coogee, Maroubra, Daceyville and Rosebery. It has a population of over 14,200 17% of whom are under 18 and 15% of whom are over 60.

The suburb was named after the great Australian aviator, Sir Charles Kingsford Smith.

Because of its proximity to the University of New South Wales many of the residents are students, either Australian or international. Due to this fact, about 40% of the population is renting. The housing is mainly medium or high density.

There is a large commercial area along Anzac Parade with many business and offices on the lower levels and often residential apartments above.

The bus public transport system in Kingsford is excellent. In the middle of Kingsford on Anzac Parade is a major road junction known as “Nine Ways” which will take you to nine different destinations.

Many Greeks settled in the area after the war. There is a large Greek Orthodox Church, St Spyridon’s, situated on Gardeners Road. Next to this is the primary school of St Spyridon’s College.

Kingsford, a suburb for students and those who like to be near the city.

While studying at the university, I lived in Kingsford for two years. Kingsford is full of overseas international students and almost all the local businesses around the area cater to the needs of these students. There are Asian grocery stores, an IGA supermarket, pubs, cafes and restaurants that target these students. There are many buses that connect Kingsford to the city and they run on a very regular basis.

However, during my last year of living there, my townhouse was broken into twice within a span of six months. Additionally, over the years that I have lived there, I have had friends who were assaulted on the way home and I can say that it never feels safe walking home at night. Due to the high demand for housing around the area, rent can be pretty expensive and students often have to share rooms in order to survive.
