Shepherd St

"Good for uni students, bad for families"

A nice quiet street very close to Broadway, and within striking distance of UTS, Central, and most well known pubs. I would highly recommen buying here, and would hope it holds the same value as neighbouring suburbs such as Glebe. It is probably the most centrally located suburb in Sydney to the CBD. 30 minute walk, or 10 minute bike ride to Pyrmont, 10 minute walk to Central station. 20 minute walk to Town Hall, 35 minute walk to Martin Place, 45 minute walk to Circular Quay, or 5 minute walk to bus stops both west and east for on and off, constant, around the clock running of buses down George Street.

The area is quite close to Redfern. And with crime pretty bad in that area, don't let that scare you! Afterall a place in Chippendale places you within 5 local area police commands, which is virtually unheard of ANYwhere in Sydney. You've got City Central, Redfern, Newtown, Glebe, and Surry Hills all within the Chippendale locality. Though personal responsibility and looking after your place with good security measures will enable you to never have to call the police.

I wouldn't recommend this area for families. This is not a place to bring up kids. It's a great place if you're young, just moved out of home, want to live close to uni etc etc. Investing this place will certainly pay off. Contrary to what some believe is the demon of the area, the Carlton and United Brewery. The development will only add to the areas already favourable city lifestyle. And I honestly believe it will push prices higher than Glebe, and hopefully within the near future competing with property prices in places in the Eastern Suburbs such as Paddington. So now is not such a bad time to buy, but be weary of one bedroom studio style places. Whilst serving the purposes of uni students, they certainly don't gain much in value and can often set you back more when there is downtime in the uni holidays.

Chippendale real estate prices to become better than those in Glebe? You may be right!

yeah, I certainly hope so. The area will only improve with time.

So the studio flats rented by students are not appreciating much in value? It may keep the flats affordable for students, which is good, but maybe that would create a student ghetto where no one else wants to live?
