"Nice place to live but know what you're buying into...."

It's a lovely place to live but do have a good think about it. If you're looking to buy a block of land and build here, then avoid any properties within the Gordon sewerage district.

Yes, the town is going to be sewered sometime in the next two years and developed properties (with houses) within the sewerage district will be connected at a heavily subsidised price. But if you don't already have a house within the sewerage district you're up for the full cost of getting an extension to the sewerage mains. The cost depends on how far your block is from the sewer mains. If your block is 100m away expect to pay something like $300-$400 a metre for the extension. And this doesn't include the cost of then connecting your home to the sewer mains. It all adds up. This is something real estate agents don't tell prospective buyers of land.

Buy outside the sewerage district and avoid these complications.

Great for

  • Quiet, peaceful, good views
  • Friendly people

Not great for

  • Poor facilities.
  • Shire does not provide much. Poor roads and bad street lighting.
  • Only a fortnightly bin collection.

Please could you tell me more, I am looking to purchase a property just outside of the sewage zone, the house (on brougham street) is on septic and the house is set back around 65m, I understand that the connection from the house to the road is to be paid for by the owner of the property. How much approx will this cost me. When will brougham street get connected to the mains sewage.

Not sure when all of Brougham St is going to be connected to the mains sewerage. I understand the council want to extend the township zone up to the highway. This will allow them to rezone and allow more sub divisions. This has not been gazetted yet.
There is also talk about developing Gordon from Main St right up to the old railway station. No details on whether this will involve extending the sewerage district (and who pays for this).
As for connecting from your house to the road, we were quoted anout $2000 for a 30m distance. Yours will be more.
Check with the council what their plans are for that area (Brougham St). If they want to rezone it they might add on extra conditions regarding the disposal of sewerage. Stick with the septic for now. Anything else will cost big bucks.
