"Nice place to live but know what you're buying into...."
It's a lovely place to live but do have a good think about it. If you're looking to buy a block of land and build here, then avoid any properties within the Gordon sewerage district.
Yes, the town is going to be sewered sometime in the next two years and developed properties (with houses) within the sewerage district will be connected at a heavily subsidised price. But if you don't already have a house within the sewerage district you're up for the full cost of getting an extension to the sewerage mains. The cost depends on how far your block is from the sewer mains. If your block is 100m away expect to pay something like $300-$400 a metre for the extension. And this doesn't include the cost of then connecting your home to the sewer mains. It all adds up. This is something real estate agents don't tell prospective buyers of land.
Buy outside the sewerage district and avoid these complications.

"The great escape"
Not far from Ballarat is nestled a tiny little township amongst the rolling green hills called Gordon. As you drive into this little township you will fall in love with its scenic beauty, its peacefulness and ambient beauty....
The people are friendly and so too is the local fauna... The place is full of kookaburra's, kangaroo's, wallaby's and even koala's.... Birdlife is abundant, frogs are a croaking and the wedge tailed eagles are always soaring high above....
This is the great tree escape not far melbourne (1hr) and ballarat (20min)....

"Be prepared!!"
If you are planning on moving here, be prepared to pay $8000 for the sewerage. In addition to this cost, add the annual fee of $604 (current 2010/11 fee and subject to increase by the time the project is completed in 4 years though).
The Moorabool Council does nothing for the town and you only get a fortnight bin collection.

There is also talk about developing Gordon from Main St right up to the old railway station. No details on whether this will involve extending the sewerage district (and who pays for this).
As for connecting from your house to the road, we were quoted anout $2000 for a 30m distance. Yours will be more.
Check with the council what their plans are for that area (Brougham St). If they want to rezone it they might add on extra conditions regarding the disposal of sewerage. Stick with the septic for now. Anything else will cost big bucks.
