"Cheap for a reason"

Noble Park used to be a place to avoid, however, it's more policed these days and station isn't as dangerous as it once was. Very noisy when the V8 Supercars come to Sandown Race Course!! however, there are plenty of signs of change to come, it's still considered a low income area, but in time Noble Park will improve.

Great for

  • Plenty of markets within short distance.
  • Surrounded by larger city services of Springvale,Dandenong & Keysborough.
  • Great facilities, aquatic centre, parks, sports ovals

Not great for

  • Tired,shabby town centre.
  • Loud, Apathetic neighborhood, much akin to public housing.
  • No central nightlife/pub other than an RSL.
  • Still a low income area, but many signs of change.

"A new resident to this rapidly changing town"

I did a lot of research before i purchased my first home in Dandenong. The area in which I purchased is very ideal for renting, it's extremely close to shopping facilities, parks, restaurants, a milk bar, a good private school and a pub (the Dandenong workers social club). Plus it's close to the M1 free way and princess highway if your heading towards the city for work. Dandenong is undergoing a massive facelift at the moment, and expected to be an important business hub by 2030, which will offer a city lifestyle with high rises and apartments scattered throughout the CBD. At the moment, prices are relatively cheap, and there is a high demand of people wanting to rent property in the area, due to all the amenities and facilities.

Originally i purchased this home as an investment for the future, and planned on putting the property up for rent. But as i've been currently living at the property i can't see myself moving away now, i've fallen in love with the place and love seeing all the new buildings being constructed on my journey to work each morning. There seems to be a bad reputation attached to the name 'Dandenong', but i'm positive it's all about to change. I've started to see a few business people walking around, 5 years ago this vision was merely impossible. The streets are more clean, and new trees have been planted everywhere. Old homes are being sub divided, or demolished and restored with brand new homes. In my street alone I've already seen 2 houses been knocked down, and being cleared out to be replaced with new dwellings, and alot of old homes are being replaced with apartments or townhouses to increase the population and demand Dandenong is seeing. What people don't know is, that there are quiet a few rich people living in the area, i mean i've seen alot of triple story homes to my surprise.

The CBD has seen massive improvements, with the whole length of Lonsdale street being improved, with new light works and new fancy pavements. And older building being demolished and replaced with new modern buildings. There has even been approved a new large screen, similar to the one at federation square, being built near the new library and civic centre. Also, the council/VicUrban are creating a new pathway which leads from the station all the way through the city centre to Dandenong plaza. A negative side to this is that there's a lot of commotion around the city centre, and traffic does build up, but it's not like its impossible to drive through or anything.

This town has a lot much potential, and i wont be surprised if Dandenong becomes one of Victoria's important hubs in the near future. It has almost everything, a shopping centre, a market, a hospital, a lot of parks, new housing estates, golf course, good private and public schools, a new city which is currently being built, a new library, a very good gym, heaps of employment opportunities, town hall for live concerts, cinemas, a Tafe and even a small Deakin University building which offers a couple of courses. Even plans about a new University being built right near the station precinct.

Believe me invest in this area before the boom hits, and read my words again in another 5-10 years and see whether you could of taken this opportunity or let it pass by. Dandenong has been considered a low socio economic suburb for some time, and with all these improves made by the government and council, it's only a matter of time people will be coming to move here by the bus load.

Good stuff mate, really excited to see this suburb turn around, I think you did a great decision by purchasing in this suburb. I myself is considering in purchasing in this suburb, value is just great, and rental return is really high compared to other neighboring suburbs. Really excited with all that commotion in the city, everything is starting to look nice and coming together, and i think it'll really be something special in 10-15 years time.

Reading heaps on how the govt. is investing so much money and effort in helping Dandenong to turn around, and for the first time i can see progress and real signs of the city changing. People's attidutes towards Dandenong is changing also, I would never associate myself with Dandenong, but now with all the progress and change I'd be proud to call this place my home.

But it is quite distant from the CBD compared to some suburbs in the North and West. For
example, Epping is about 10km closer to the city and also a major hub. It has a massive shopping centre, its own big public hospital, Costco and more. I'd say Epping is a better place to invest with the same money for example.

I live in Dandenong since 2017 and I love it here. All points above are valid. To add they will be building stadium near train station which is quite exciting to know, I live 5 minutes walk from station, pretty much everything.
Local council is modernising Dandenong quite fast.

Keysborough

"Just a little overpriced for suburbian living"

It's a lovely place to live, it has Parkmore, a prestigious school and a decent pub. But there's nothing else going for it, Keysborough is just plain boring. It's not close to any train station and even when you make the 10 minute drive to Noble Park station, there's never any parking. Keysborough is extremely overpriced, and people there have payed to much to live there. I think its a great place to invest, but if you were planning on living there everyday i would recommend going somewhere more lively, and interesting. Keysy is boring, unless you like simple things then Keysborough is prefect for you!
