"Gentrification"

This tiny suburb (under 1km2) is located just over 9km north-east of Flinders Street Station. It encompasses a mere nine north-south streets and four east-west streets.

It borders Ivanhoe and Thornbury with Bell Street (the great divide from Heidelberg West to the north). It has the river to the west and sporting ovals/parklands to the south. Both primary and secondary schools are nearby

Its typically quiet – attracting only local traffic.

Ford Park has a running track and a children’s play park bringing in children and families from surrounding areas. There is significant budget pipelined for further development of the two sporting ovals.

This suburb has been earmarked as an up and comer for some time. The change is happening, it only takes 10 minutes to drive the suburb – come see for yourself. Construction is underway on nearly every street. (Let’s hope Banyule Council starts to push for larger townhouses to bring families to the area- not just renters). There is no hiding the fact that big change is necessary and that does take time.

Bellfield Masterplan will help in this transformation – bringing a diverse range of buyers to the suburb. Fingers crossed they get the public spaces right. This development should bring the one thing that is needed; a café with a great coffee and breakfast (facing the park would be amazing).

This suburb will soon enough be Upper Ivanhoe or Ivanhoe Field(3079), removing the stigma of Heidelberg West, what it truly deserves. The residents, the surrounding suburbs and the Banyule Council will wreak the rewards.
