"Nice and convenient"

The little quite suburb close to everything. Fairfield, Ivahone and Northland shopping centre are all in 5 mins drive, and there is a big park to run with your dog & kid.

"Gentrification"

This tiny suburb (under 1km2) is located just over 9km north-east of Flinders Street Station. It encompasses a mere nine north-south streets and four east-west streets.

It borders Ivanhoe and Thornbury with Bell Street (the great divide from Heidelberg West to the north). It has the river to the west and sporting ovals/parklands to the south. Both primary and secondary schools are nearby

Its typically quiet – attracting only local traffic.

Ford Park has a running track and a children’s play park bringing in children and families from surrounding areas. There is significant budget pipelined for further development of the two sporting ovals.

This suburb has been earmarked as an up and comer for some time. The change is happening, it only takes 10 minutes to drive the suburb – come see for yourself. Construction is underway on nearly every street. (Let’s hope Banyule Council starts to push for larger townhouses to bring families to the area- not just renters). There is no hiding the fact that big change is necessary and that does take time.

Bellfield Masterplan will help in this transformation – bringing a diverse range of buyers to the suburb. Fingers crossed they get the public spaces right. This development should bring the one thing that is needed; a café with a great coffee and breakfast (facing the park would be amazing).

This suburb will soon enough be Upper Ivanhoe or Ivanhoe Field(3079), removing the stigma of Heidelberg West, what it truly deserves. The residents, the surrounding suburbs and the Banyule Council will wreak the rewards.

"Not cheap anymore, now a million $ suburb"

We bought here in '09 for $360,000 (2br 600sqm). We just had an offer of $1000,000 (aug '17). Seems every second house is being demolished, but interestingly lots of new single dwellings are going up, not so many unit developments. It really is an annex of Ivanhoe now.

"Bellfield..a local secret"

Bellfield is a small community of approx 800 homes and borders Ivanhoe, with fabulous parklands and recreation facilities at Ford Park on Oriel Road it offers a great lifestyle. There is also easy access to public transport, close proximity to Northland shopping, Latrobe University and close enough to Austin/Mercy hospitals. The area offers a mixture of older homes and some new developments of townhouses so a great diversity for all buyers. Bellfield is well respected to locals but as its only approx 12 klms from the CBD many more are discovering this suburb and its secrets.

"Prices still low for inner city."

I didn't know Melbourne at all when I bought while interstate, just saw a house on the internet on a whim. Bellfield while looking a little on the down side had improved remarkably in the past 12 months, but prices are still low. Its close to the airport, close to Ivanhoe shopping and Northlands shopping centre. Sporting fields and the creek is a lovely walk. I can't believe how close it is to the city (still zone 1 on the trains). No one has heard of Bellfield but her it sits in the middle of everything. Melbournes best kept secret I think!

The neighbours are friendly, people are always happy for a chat when out walking and the traffic from Bell st is surprisingly undisturbing.

Bellfield
a fantastic suburb that is ready for renovation.
On the South side of Bell st it features big blocks and solid 1950s houses.
Only 9k from the CBD it just make it in to the Property magazines definition of an inner suburb.

Good Buses,2minutes to Northland 25 minutes to the Airport 5 minutes to the SE freeway.

Lots of trees ,Bordering on Ivanhoe,Heidelberg and Thornbury
very underpriced but wont last
Median price from march 08 to feb 09 jumped 23% defying the Global Crash
