"Will never become modern"
While Epping is conveniently situated in northern Sydney, with a terrific transport system, there are several pitfalls that haven't been highlighted.
- Such a busy train station does not even have adequate parking
- The roads near the town centre are extremely congested, especially during peak hours.
If you're looking for a modern life, Epping is NOT the place for you! Beware that a large portion of the suburb is listed under heritage preservation schemes. It will be extremely difficult to build a brand new contemporary home if that's what you're after. It's largely a museum full of "nice cosy little cottages, with lovely gardens, and birds humming Christmas carols".
Take a drive and you will notice that most of the newer homes are just as dull and anachronistic as the older homes. I'm surprised they didn't preserve the dunny at the back.

The hard fought for Heritage Conservation Area controls the monstrosities your neighbours may otherwise inflict on you because they have no experience of living in a well build house that understands the Australian climate before they call in the bulldozers. They may be cold in our short winters but they are a delight in our much longer hotter months. And there seem to be more of these inexperienced home owners (previous apartment dwellers) coming our way.
Heritage Conservation area should be used as a tool to restrict development. It needs to be used to preserve areas of historical and cultural significance. Not sure how a bunch of derelict common Californian bungalows are worthy of such designation.
Actually I preserved our Dunny out that back. I agree the heritage conservation can be restrictive, however, I believe in 10-20 yrs time when West of Midson Rd development is complete with modern units, and Epping town centre development occurs you'll get an almost European heritage setting within 700-800m of the train line. It will be so cultured and boutique.
