I agree that some positive reviews hide core issues. Wyndham Vale has serious challenges, making it a tricky bet for investors and lifestyle buyers:
1. Slow Growth: Massive oversupply on flat land means capital growth is very slow (e.g., a $560k property only making $100k in 7 years).
2. Lifestyle Gap: It feels isolated. Poor V/Line frequency, limited cafes, and a total lack of that 'Melbourne lifestyle' feel.
3. Infrastructure: Too many frustrating roundabouts, and the area has a higher concentration of public housing than nearby suburbs.
