"Beautiful Coastal Suburb with a Relaxed Vibe"
Access to services is decent, and while it’s a little tucked away compared to Hobart’s central suburbs, that’s part of its charm. It’s not too busy, and the natural scenery really adds to the quality of life.
That said, property prices are climbing, and it’s starting to feel the pressure of high demand—much like other Eastern Shore hotspots. For those who love the feel of Blackmans Bay but want something more affordable and with room to grow, Rokeby offers a very similar lifestyle. Think water views, open space, growing infrastructure, and a laid-back atmosphere—just without the price tag

"Cramped, Noisy, and Losing Its Appeal"
West Hobart might sound appealing on paper, but living here tells a different story. The streets are narrow and constantly jammed with cars—most of which seem to be trying to avoid traffic in the city. Parking is near impossible, especially around school zones and local shops. Add to that the ongoing noise, steep blocks, and lack of usable green space, and you’ve got a suburb that feels more claustrophobic than comfortable.
"Pretentious, Pricey, and Completely Overhyped"
Sandy Bay might have the reputation, but in reality, it’s one of the most overrated suburbs in Hobart. The cost of living is absurd for what you actually get—tight streets, dated homes, and a constant stream of traffic thanks to the Uni and through-traffic to Lower Sandy Bay. Parking is a nightmare, and unless you enjoy being boxed in by overdevelopment and noise, it’s far from peaceful.
There's also a noticeable lack of community feel—it’s transient, busy, and caters more to short-term renters and investors than to real families or locals looking to settle down. If you're not into overpriced coffee and trying to find a park for 20 minutes, this place probably isn’t for you.
Places like Rokeby offer more space, better long-term value, and a sense of community that Sandy Bay lost years ago. You get the views without the ego.
"Overrated and Overcrowded"
Kingston has become incredibly overcrowded. The traffic is frustrating, the prices are bloated, and the charm it once had is long gone. It’s hard to enjoy the area when you’re stuck in congestion or fighting for a park at the shops.
"The Million-Dollar Suburb in the Making"
Rokeby is one of Tasmania’s greatest hidden gems. It offers the same incredible views you’d expect in Tranmere but without the constant wind, congestion, and endless Airbnbs. There’s a peaceful, family-friendly atmosphere here that makes it perfect for both retirees and young families alike.
I love how everything is so close—shops, schools, the city, and some of the best coastal spots in Hobart. As a keen fisherman, being just minutes away from world-class fishing is a dream come true. The community feels safe and grounded, and with new development and infrastructure improvements, the future here is bright.
Rokeby is a perfect example of a suburb on the rise—affordable for now, but it won’t stay that way for long. This is truly a next-generation investment location with million-dollar potential.
