"I'm in love with this suburb"
I researched this suburb thoroughly before I moved here and I found out a few things.
These reviews are mostly incorrect about crime (the bad ones, just like most suburbs) like most cases it has the normal crimes when speaking to police and it is actually mostly from visitors not even from the local area (so could literally happen anywhere)
When talking to people prior to moving in, I spoke to all sorts, ESPECIALLY the older generation as they have seen and experienced everything, my neighbours (both across the road one direction and across the road the other as I'm on a corner block) have been here 50+ years and never EVER been a victim of any crime nor had any problems.
Now I have heard on local forums (mostly Facebook where stories are over blown) but there is a bad side of the suburb which boundaries Hamilton Hill side.
If you go over that side, you honestly feel to be in a completely different suburb, all above ground power, older houses, very un-tidy and un-kept yards, cars with no wheels, you name it and this continues on into Hamilton Hill.
This is vastly different to where I live (locals call it "Cooby or Cooly Heights) where there is newer developments, underground power, very nicely kept yards, lots of nicer parks etc.
When I was looking at buying I was originally going to buy a block (was cheaper) over the other side but I just didn't get a good feel of the place (that was without talking to anyone at the time) then I found a block over this side and was instantly sold, but JUST to be sure spoke to the neighbours (as mentioned above) and further solidified my decision.
If anyone knows if a suburb is bad it isn't some random new people to the suburb, it is our oldest and most vunerable and when I got the 10/10 score from not 1 but 2 eldery couples (that are both in their 80's now) you know it is great.
I'm surrounded by great neighbours from downsizing from Apple Cross, Attadale, Melville and Bicton and all love it here on our street.
(Cooby / Cooly Heights is the side boundering with Kardinya)
If you want a fantastic suburb and great people look no further, it might cost a bit more (or a lot since the houses are a LOT nicer, just look inside as the outside is deceiving and you cannot compare a 4x2 on this side to the other side at all) seriously don't take my word for it but the whole street (or streets as we all have a close neighbourhood feel here)
I'm a female and I've been living here for 6 years and walk together either alone or with a friend extremely often, it does not matter the time, even a late night / after dinner stroll and never EVER felt unsafe.
Sometimes I seriously think these other reviews are trying to push up the surrounding suburbs since Coolbellup is really taking off, I'm sad there is no way to report them.

I just got this notification someone added a comment to the suburb and I it is nice you both experience what I and most others do in this great suburb so I won't say much else but I agree whole-heartily with what you both have said.
I'm so glad someone finally writes that has the EXACT same experience as me, as I too spoke to the older generation, because exactly like you they are the most vulnerable (and who do criminals target most?) and just like you, I have actually 4 pairs of older neighbours and one older single and no one has ever had an issue.
I know what you mean about the other side of the suburb as well (which is thankfully some way away) it is 100% completely different over there and you are not the only one to say this, I too chose the same side you are on and zero problems and the community feel is so awesome and everyone is so nice, I honestly love living here.
Funny story, a couple of real estates I were speaking to moved out of the area, one to South Perth and one to Apple Cross and both said they've had multiple car break ins and all their time at Coolbellup, they NEVER had an issue and they grew up here when it was apparently even worse than it is now, so I think it heavily depends on so many factors, you cannot just rule out a whole suburb because about 100 people I've spoke to around my area now have had zero issues in years (and as mentioned the oldest being here 50 years and multiple ones of those, also replicates having zero issues as well)
