"Great place to live overall, however some set backs"

Pelican Waters is a great place to live, quiet, with larger property sizes, and great accessibility for walking and bike riding. Crime rate is relatively low, and property market here is of high demand. There is access to the Sunshine Coast coastal bike path near Jensen Park. Pelican Waters is walking distance to Pumice stone passage and Golden beach. Pelican Waters shopping complex has essentials, but does lack a variety of cafe and dining options and is dated. Houses built prior to the newer development on and near the 'island' have a higher risk of flooding, and many roads around the older areas have flooded in the past. The developer has built up the newer development area to offset this flood risk. Mosquitos and midges are a big problem at times of the year near bells esplanade and golf course where there is more green spaces. Demographic tends to lean for older persons and families. There are also good options for both private and public schools. Overall, wonderful place to live with some considerations.
