"Under-rated Gem"

I am an extremely cautious and selective buyer - I searched daily for 9 months in every nook and cranny of Perth - literally almost every suburb and I concluded that Kelmscott East (Clifton Hills and Brookton Valley parts) is the best value for money area in Perth, if not Australia (I've been to Brisbane, Sydney, Adelaide, Melbourne too). Excellent services; modern hospital (2.5 km), train station handy but not too close (1.5km), 3 local supermarkets + numerous small shops and eateries (1.5 km), local fruit and veg produce, several schools close-by, plenty of parks and picnic spots, quiet streets. But above all for me is the mountain-style and valley vistas (albeat not the Himalayas or Grand Canyon - but as good as you can get in Perth.) I remember discovering the area and being surprised this was actually Perth (having lived coastal for 25 years). I've had friends visit and say the same thing "Its like another country". Been her nearly 4 years now and still think its the best part of Perth dollar for dollar, and even close to outright (excepting a few very high dollar suburbs areas like Peppi Grove). Check it out - take the "circle route" drive from Canning Mills Road, Kelmscott through Roleystone to Araluan then come back through Churchman Dam then the Elizabethan Pub, Mt Nasura and finish back at Brookton Valley, Kelmscott - best drive and views in Perth.
