Rouse Hill

"Disappointing!!!"

Firstly here are the basic Pros and Cons:

The Pros:
People in the area seem decent.
Nice new modern houses.
Decent amount of trees/scenery, decent. (Not for long)
Clean Suburb (but I’m guessing, not for long)

The Cons:
I must say, I am disappointed.
Like someone said in above posts that you are paying good money…for something that’s in the middle of nowhere… nearly out in the sticks.
Crime rate is average (NOT, low as you might expect..)
Getting around, anywhere… is a total B-I@#^H
Traffic/roads surrounding this suburb is beyond ridiculous.

Ok here is my detailed review of what I've just mentioned:

I’ve now lived in Rouse Hill for approx. 7 months but I definitely have several complaints to make!

I previously lived in the Merrylands area.
Being near Parramatta, the CENTRE of Sydney…getting around was basically easy. Now I have a taste of travelling like the HILL folks…
I used to travel opposite the Traffic on Old Windsor Rd (one of the Main/Big/Important Roads in the Hills area.) I used to feel sorry seeing the people sitting in traffic bumper-to-bumper on Old Windsor road heading north after James Ruse drive whilst I went opposite, towards Parramatta. It’s ironic that now I am a part of the unfortunate people I used to pity.

The area is GROWING just wayyyyyyy too fast for the infrastructure (worse than any other part in Sydney)

The M2 motorway (the BACKBONE and SPINE of in the Hills) is currently under construction. They are upgrading to have an extra lane. Believe me, from what I can see at this end… its not going to be enough for the way it’s growing. With the THOUSANDS of new home and land package being erected, the M2, even with it’s future additional lane, will not withstand the THOUSANDS / tens of thousands of extra people on the roads.

I’ve read in The Daily Telegraph last week that the government is reviewing the Motorways to ease the crowding. I work in both Nth Sydney and Sydney on a rotating roster.
It currently costs me $4.95 each way, (so $9.90 a day which equates to $49.50 per week.) And that’s just the M2. If I work in North Sydney, I also take the Lane Cove tunnel, which is even more expensive.
The article states that the M2 is being reviewed for users to be charged at a per KM rate. And even if they decide not to go with that, they have already confirmed in concrete that with the extra lane, the price will be going up to at least $6 each way.

It’s sad and really bothers me to find that EVERY single, SQUARE METRE in Rouse Hill, Kellyville etc is just getting snatched up by greedy developers building those little display-villages. (Which would eventually be sold out as homes.) Yes, any bush land with nice trees, grass land…a bit of scenery…..Goooone…. scaffolded, fenced and under construction.

The land is generally small here…averaging about 450 sq. m. It’s built this way so the developers save more land to build more dwellings. It’s the way the game goes…. A total Real-estate TIME BOMB/ MELTDOWN.

The Rouse Hill Town Center is a nice shopping center…
There are several surrounding bushlands, Theres some old looking trees that would be at least a hundred years old. But unfortunately they are currently being all mowed down for a development called “The New Rouse Hill”… which unfortunately is going to be high density dwelling. So, even though you may live in a beautiful home in The New Rouse Hill, you won’t be able to talk in your own backyard at a normal volume without all your surrounding neighbours hearing every word. And good luck to you if your neighbor has an annoying yappy dog. With the tiny backyards and courtyards, you will be living in each other’s laps.
It’s not like the older suburbs where there were more adequate spacing around houses parks etc… it’s now…every livable land… buy buy buy, build build build, traffic traffic traffic!

A railway line for the Hills area has already been confirmed and Rouse Hill will be one of the stations. All the Hills newspapers hype about value of land and houses rising with the building of the railway.
I mean, so what?... it ONLY matters if you are planning to sell your house or land.
I’m actually TOTALLY AGAINST the railway development.

If you’re not planning to sell and plan on living in this area and settle with a family… your land value wont make much difference to you.

Haven’t anyone noticed that railway stations is where ALL THE TROUBLE in suburbs start?(crime and Graffiti). Has anyone seen the train stations after school hours???? It’s like a Jungle (Mt Druitt and Blacktown -areas nearby).

Having a railway station, there will be more affordable units/apartments, lower income families and people of lower socio-economic backgrounds will live in those apartments. Trains means that people who can’t afford a vehicle can finally move into this suburb. And thus, more low class residents tend to result in more crime, poverty, dirtiness, etc. At the moment, Rouse Hill is very clean, but after the railways are built im worried that the low class trailer trash move in, going to be dirty and full of scum. Just simply look at Blacktown and Mount Druitt as an example. In fact, Mount Druitt has the highest rate of registered sex offenders in all of NSW. And it’s really not that far from the Hills… So once they build the railway lines.. The scum from Mount Druitt will be able to travel easily to Rouse Hill and to pray on the innocent women and children. (since there’s a big shopping center here)

So people who think that a train station is a good thing…if you look at it in other ways…it’s NOT.
It’s better off without a train station.

Crime rate is actually average… you would think it’s would be low due to it being a white collar area and people that live here with an average to higher income.
Its an actual fact and noted by residents here that scum from Blacktown, Mount Druitt and Rooty Hill and the other lower social areas come and pray on this area as they know that residents in the Rouse Hill/ Kellyville / Beaumont Hills, etc areas are usually well off.
To be honest, I've actually heard of LESS break ins when I was in Merrylands.

I can’t see myself living here for a long time as in just a few years, this area will be over populated and traffic will be at a complete stand still. They already call the M2 “The Hills Carpark” but what they don’t tell you is that it’s a carpark on Old Windsor Road, Windsor Road and all the other major roads in the Hills.

I can see why people say they want to eventually move to a rural or coastal area and settle down.

Great for

  • Big shopping centres

Not great for

  • Middle of no where
  • Terrible realestate growth

If you don’t like it, then please leave it, and let us enjoy living here. The bus service is not bad and comfortable. Nothing wrong in this suburb everything is perfect, the train service will be commencing by 2019 and Rouse hill will be a lucky suburb because it will have two train stations (Rouse hill station and Cudgegong Road station). Rouse hill shopping centre is one of the best shopping centres in Sydney as it has a different style, however if you would like to go castle hill shopping centre you have to drive only 15 mins, Blacktown 15 min and Parramatta 20 min .
All the infrastructures are new here with a lot of green areas and schools. Internet service is very fast and mobile coverage for all providers is really sound.
It is a classy suburb and still affordable comparing with Bella vista and castle hill.

stay away from McGuirk Way, Rouse Hill i guess

It seems to me that people who have moved to Rouse Hill did not do their homework. I grew up in Schofields back in the 50's an 60's and then moved to Seven Hills, and later Kings Langley, because I didn't like the isolation out there. Schofields is now unbelievable. The entire Rouse Hill, Ponds, Schofields, Beaumont Hills, Kellyville area is absolutely BOOMING. My daughter has moved to this area and she loves it. The other daughter is in Kings Langley which has finished growing and is much quieter nowadays. I moved to Towsville in FNQ where property prices have plummetted in recent years so I must now move to the Central Coast in NSW. If I had the money I would move to the Rouse Hill area, as it is fast becoming the place to be in Sydney. I come down every three months and see the progress..........amazing. No place for a country bumpkin though. :-)

Shit, just pressed enter accidentally so here's the actual response: No we don't have a train station but a metro which is literally next door to the shopping centre, and no there was no sign of graffiti or vandalism around the metro cos it's unmanned and fast paced, so not much leeway for street hooligans. lands are small relatively but in no way I would say 450 m2 is small - just look at shoebox hill with their 250-300m2 lands, or north Belleville you'll know what I mean. and no crime rate is not going up if anything - maybe it's due to the fact that everyone works from home during covid...
